Cindy was very professional and walked us through the entire process.  She made sure we had everything we needed to have the loan processed.  We got a great rate and are happy with the new loan.  The only down side is the length of time it took.  From start to finish, we were just over 2 months.  I was expecting 30 days going in.

$500 wasted after 30 days of waiting.  
I have applied to refinance my mortgage around October 21, 2011 and paid $500 non-refundable fee. Guranteed Rate ordered the appraisal,  got the appraisal, asked for additional properties to compare and 40 days later when my rate lock has expired told me that the head underwriter denied the appraisal. I think the appraisal had 6 total comparable sales and the uderwriter did not like any of them. The house was appraised  157% of the mortgage amount, so it was definitely enough to qualify for the refinancing and even the county has the assessed value as 121% of the mortgage amount. As the result I have lost 40 days and $500. My advice, do not use this company, they do not service your loan, they sell it immediately, as a result they have no influence for the loan to be approved, go directly to your local bank or use a big national bank.

This was a nightmare. Closing was weeks late; extra costs for storage of the moving van, staying in a hotel, staying in a corporate apartment, paying for utilities to start when we could not get into the house because closing was delayed and delayed again..the list is endless. This was honestly the most terrifying and miserable experience of my adult life. I cannot say often enough that this team approach was really a way to absolve the team of any responsibility to ever perform anything in a timely manner. While the costs for service started out competitive, the costs of delays ran a couple of thousand dollars, so this was really a terrible experience on all fronts.
