CHOSEN HOME INSPECTIONS INC

I hired Chosen Home Inspections to perform an inspection on a home I was looking to purchase in November 2018. Tom Goodno, who is also the owner, came out to perform the inspection. We had a very tight schedule and he was able to accommodate our needs despite having little notice ahead of time. Tom was very thorough. During the inspection, he noticed several issues and made several recommendations that we were able to follow up on ahead of the final purchase. He was extremely patient with my endless stream of questions. The inspection report was provided quickly and in an easy-to-read format. One way in which Chosen Home Inspections stands out in my view is in the area of customer service. Even after the most thorough inspections, things can and do come up. After moving into the home, a relatively minor but costly (several hundred dollars) issue was found with the heating system. Fortunately, Chosen Home Inspections includes a warranty with their home inspection services. We promptly filed a claim, which was initially denied due to a misclassification of the problem by the warranty company. After an email exchange and brief phone conversation with Tom, he worked directly with the warranty company on our behalf to resolve the dispute. In the end, our claim was approved and the bulk of the repair costs were recovered. If you are looking for a home inspection company that provides top-notch service, look no further than Chosen Home Inspections. The fact that the owner himself is willing to provide tailored customer service months after the initial inspection speaks volumes about their integrity and dedication to customer satisfaction. Chosen did a stellar job for us.  Great customer service before, during, and after (tx Cecelia and concierge!).  And our inspector, Tom, was SO professional and thorough.  He spent 2 hours on the house and then was generous with his time immediately after to update us on his findings.  Later that night, we had a copy of the official report.  I'm very happy about what I got for this investment.  You won't be disappointed with this team.

I have not had customer service like this in a long time.  Once I scheduled the appointment Cecilia was in constant contact with me.  Tom and Micah came to do the inspection and I was amazed at the time they spent going over EVERYTHING in the home.  The detail was fantastic and they were professional and courteous.  Quick with the report and ALWAYS available for questions or concerns,  This is my new home inspection company

Chosen Home Inspections exceeded my expectations in terms of what was inspected as well as their attention to detail. Tom was extremely knowledgeable about all aspects of the home's systems and was able to translate into "layman's terms" what he was describing. He did find a couple of items (one specific to the water heater) that he stressed were important to have fixed. His professionalism, very pleasant demeanor, and diligence in examining items very closely really gave me a great sense of relief and helped me to cement my decision to move forward with the purchase of the home. I would recommend Tom and his team to anyone needing inspection of a home. I feel like he ran a "fine-tooth comb" through the condo!

Tom was prompt and professional and performed a quality inspection of the house. We were a seller, so our goal was to find any major items that might need attention while preparing the house for sale.  He did all of that. The report was thorough and included pictures of potential problems.
I have an issue I didn't like, and I told them so. The very detailed contract attempts to force you to allow using your information to be given to third parties. Here is the wording:

Your Inspector may have an affiliation with Third Party Service Providers (TPSP) in order to offer you additional value-added services. By entering into this Contract, you (a) authorize your Inspector to provide your contact information (including telephone number) to the TPSPs, (b) waive and release any restrictions that may prevent the TPSPs from contacting you (including by telephone), and (c) authorize the TPSP to contact you (including by telephone) regarding special home alarm system offers.
I asked to opt out of this and I didn't initial it. I called and discussed my concern and I was told that was no problem, but I am still receiving regular emails from various third parties. As I told them when I signed the contract, I wanted my contact information kept private. This didn't happen, so I am not 100% satisfied.

Tom was a very nice guy and showed up on time. He was very polite and respectful. However, during his inspection of the house, he missed many items primarily siding that needed to be replaced. The seller had agreed to fix all items identified during the home inspection. During his second follow-up, he also found other items that he had missed during his first inspection. He felt badly and refunded our fee for the second inspection. This was quite nice of him. We had a contractor fix all the siding that needed replacing. The contractor was quite surprised that the inspector missed all the siding that needed to be replaced. Understandably, a home inspector cant catch all the items which need to be repaired. However, the amount of siding that needed replacing and was not identified during either report, left us with a large repair bill, which would have been covered by the seller. As such, I can’t recommend Chosen inspection.

Tom Goodno of Chosen Home Inspections informed me of structural damages to a townhouse which appeared so nicely kept with such low wear that I had little concerns about it other than the aesthetics of being slightly dated. I was concerned that possibly some of newness (eg. flooring) might cover up some wear that could not be found in an inspection, and that most anything wrong would be behind the walls. Most everything was new; the HVAC unit and the water heater had been replaced, and I was planning to replace the kitchen appliances, toilets and tub. The only thing I could see was a roof repair that looked properly done. Tom spent a good amount of time under the townhouse in a low crawl space. He located a cracked beam and sagging beams that need to be supported. The kitchen tile had been installed new over the sagging floor so they may crack as the sagging continues or else when the floor is properly supported. The new HVAC and water heater were unpermitted and the weight of the HVAC was causing the deck to collapse because it was not designed to support its weight with its few postings and was not properly connected to the house. He found mold and drainage issues that are important over the long term. The structural repair costs are estimated around 5% of the cost of the property, which is significant. He also provided a report with the major repairs as well as other detailed repair needs, the more typical expectations, and sent it to me on the same day by email. (I will not go into details about other inspectors that have told me they could not get under a deck because it was too low and took pictures of the low side of the deck rather than the space that was accessible...and still charged plenty.) I chose Tom over another higher recommended inspector because on the phone he has excellent communications skills and was able to explain to me what he would check - a very thorough list - in a concise way that made me comfortable withmy choice. The townhouse he inspected is in a large complex with a lot of turnover, lots of buying and selling, and they all appear to have similar structure, so it seems to me unlikely that the typical inspector is doing as good of a job as Tom Goodno. I will call him again and will recommend him highly.

Tom was very professional, but not stuffy. Informative and thorough. Would highly recommend.
