First, the land where the garage was to be built had to be graded and a few bushes removed. Then the concrete form was setup and the monolithic slab poured. Within days the framing crew arrived and very quickly erected the 1 1/2 story frame in a matter of days. The siding went on, side door and windows installed. The roofer installed the roof all by himself in 1 day in 100 degree heat and did an excellent job. The garage doors and openers were installed. Caulking around the doors and where planks were cut was applied in almost all cases.
We are pleased, overall, with the final product. However, we are not pleased with how some of the details of the project were handled. Specifically, we told the builders that we wanted a turn-key garage. We thought this meant door openers, wiring, paint and gutters as we were led to believe in our verbal conversation. Later we found this out to not be true. We had to pay extra for the door openers and will have to find our own painter, electrician, and gutter guy. In fairness, the proposal did indicate that these items were not included - but we did not read it carefully before signing because of the detailed conversation we had.
At the end of the project, the inspector indicated that caulking needed to be completed in order to sign off on the inspection. The crew had done about 3/4 of the caulking. When I asked the contractor when he was going to finish the caulking he indicated that he wasn't going to finish it, that our painter would have to do that. I asked why he had done any at all and he indicated that he was and quot;doing us a favorand quot;.
The contractor promised to deliver a finished garage in about 3 - 4 weeks that would pass final inspection. For the most part, this has taken place, but the work was not completed and the final inspection is pending our getting a painter to finish the job.
Bottom line - these guys build a quality product, BUT be very careful to get EVERYTHING in writing to the most minor detail. Read your contract carefully because it may not line up 100% with any verbal conversation you might have. You may want to check around for a better price as well. We feel like we paid too much for an unwired, unpainted, and unguttered garage.
After I contacted Carolina Custom Builders about this project Stu Daugherty and his brother Allan came over and we looked over the site and discussed options and pricing.
The project began on Jan. 27 with cutting down and clearing 6 large pine trees and then grading where the garage was to be. We chose to have the wood hauled off and the stumps dug up and buried where they were. Fill dirt and and quot;crush and runand quot; were then brought in, the grading completed and forms for the slab built.
On Feb. 2 concrete was poured and the slab made ready.
One thing I should point out here is that Carolina Custom Builders is a family owned and run business and been in business together for many years in this area. Most of the people working on this project were members of the Daugherty extended family. Besides Stu and Allan I met their father, various nephews and cousins, relatives by marriage, etc. Even the people not actually related seemed more like family than employees. This is a tight company and everyone in it is involved and committed to excellence.
On Feb. 3 trucks loaded with materials began to arrive and things were ready for framing to being on the following Monday after the concrete had cured enough.
On Feb. 7 framing began and by the end of the next day the garage and been framed, sheathed, wrapped and the upstairs windows installed. On Feb. 9 roofing was completed.
By Feb 13 siding had been installed, the two garage doors installed and the site cleaned up of all debris.
The project took just about 3 weeks beginning to end (less weekends) and one of the senior Daugherty's were on site at least once a day to check on progress and be sure everything was done correctly and according to plan.
Quality was excellent in every way. Except for the floor joists, which were prebuilt and massive, everything was stick built. The wood they used was really good quality and this garage is probably built stronger than my house. Communications with the Daugherty's were excellent and they were great to work with.The bottom line is that we are very happy with the new garage and the whole experience was positive from beginning to end. I can recommend Carolina Custom Builders without reservation.
