We found a property in Durham that Victory Real Estate had listed for rent. We started the process in mid April despite not needing to move until June. Molly was great, she answered the million questions we constantly had about the whole process. We viewed the house on a Thurs, submitted our application on a Friday night and was approved by late Monday afternoon. We have now lived in the property for almost 2 months and while there have been no major maintenance issues I can report that my smaller correspondence with Molly has been answered in a professional and warm, friendly manner. They made the process very quick, very easy and have been very warm and inviting.

Entrusting Victory Property Management has proven to be a very wise choice for our family. We contacted Victory after reading so many positive reviews about how satisfied other clients were when using their service and my husband, and I couldn't be more pleased. Ralph and Molly are amazing people. They are very responsive, informative, helpful, professional and most importantly they care about owners and tenants. They are educated on the current market and have the best interest of both owners and tenants. We were so impressed with how quickly they got our home move-in ready and got it rented in just three days! It has been a pleasure working with them thus far, and I would recommend to all military owners in the Raleigh-Cary area! Don’t look anywhere else! :-)

The Victory Property Management team - Ralph/Cat/Doug, is an amazing and awesome team to work with. I contacted them nearly a month ago after seeing their reviews at Angie's List and I am very glad that I did it. I was preparing my house to get it rented out, Ralph gave us lots of constructive ideas and help to get the house ready before we put it on the market. Once the house was put on the market, Cat became our main contact in getting the house rented. She was very prompt, nice, responsive and organized , giving me frequent updates on rental activities of my property. Within a week we had several potential tenants to look at our house and we were able to find a right match within two weeks after the house was put on the market. Doug was very helpful to give final touches to the house before the tenant move. The whole team is very friendly, professional and well-organized and we are expecting to work with them in coming years.

This company does not have your best interest at heart! We worked with Ralph (owner) and Cat to rent our home in Raleigh. All seemed well at the start, but 3 days after the house was listed this happened: •We were told two different potential tenants had "great credit" then found out they didn't actually run their credit, have pay stubs, or any concrete financial information. •Rental was listed for only 4 days and the price was dropped, WITHOUT our permission or knowledge, (and we weren't in a crunch to get it rented). •I personally gave the first showing of the house as Cat was unable, after she gave me 2 hour notice of a last minute during the week showing. She sent another person whom I had never met and it was her first week with the company, but I did all the work. •The company put a lot of pressure on us to take the first offer we got which was $500 below asking and said we were unrealistic when we said we wanted to wait for more interest/showings. When we spoke to Victory about all the above and expressed our concerns of lack of communication and so forth, we were told by Ralph that our contract was terminated! He was unwilling to reconcile and didn't care about our needs as owners of a very desirable home in a great neighborhood. So after 2 weeks of working with them (staging/pictures, bank info, warranty info, preferred contractor info, contracts, etc), we were forced to start the process all over. It ended up being a blessing in disguise though. We switched to Lisa Southern Property Management which is a much larger and well established company. We found a renter within 3 days of being dropped from Victory and we even got the asking price we wanted!! The entire process was much more professional and we are pleased. Bottom line: Look Elsewhere!!

Condo needed cleaning and minor repairs from the previous tenant. Victory had their repair man take care of the repairs and their cleaning service get the condo into top shape. I am sure that is the reason it was on the market for only a week before it was rented. The day the new tenants moved in the air conditioning stopped working and Victory got the repairs done that day.

This company is amazing! They are very friendly and professional. They are very attentive and prompt when we have any questions. They are one of the few management companies that handles most things electronically from maintenance requests to payments. It is so streamlined and effective, they really do take the headache out of trying to manage the property yourself! One bit of advice...don't try it yourself! :) One person I want to give praises to is Cat. SHE ROCKS! She goes above and beyond with anything we need.

Cat was wonderful. Always has a ready smile and works hard. She worked with us to make sure all points of inspection was completed. It is a joy working with her and look forward to working with her in the future. Love working with her!

As a new landlord, deciding on Victory Property management has been the best decision we made. Everyone, especially Cat & Ralph, are fantastic to work with! When we found out we were relocating out of state, we decided that renting out our home made sense. I've never done this before, so I made sure to do my research before choosing a property management company. After interviewing 4 companies, it was clear to me that Cat & Ralph knew their industry well, had integrity for their work, and would be patient with me every step of the way. During the process to locate a renter, they provided me quick and accurate, in-depth information about the marketing of my home and renter screening process. I give them credit for saving me from renting to a couple who would have likely ended up evicted as their credit indicated they could not afford the monthly rent. (left to my own devices, I would have learned this lesson the hard way & signed a lease agreement with them as they were super nice folks and didn't seem like the type of tenants you want to avoid). We decided to continue using Victory as our property management company because we trust them to make sure our needs & our renter's needs are met, with the highest ethical and professional standards. We continue to be impressed with their level of service. Victory is 100% worth the fees they charge - I am happy to give them my money!
