My house is currently up for sale. The prospective buyers hired Mr. Brian McKinney of ADG Inspection and Services to perform their home inspection. Myself and my agent are left speechless at how this guy left my house and his attitude when asked to clean up his mess prior to leaving. This complaint will be followed by a formal complaint to the State of North Carolina Home Inspector Licensure Board. I came in to my house as Mr. McKinney was apparently finishing up his inspection. I couldn't find the inspector and went upstairs looking for him. I had moved out 8 days prior and cleaned the house myself. It was spotless. The following is what I found after Mr. McKinney spent 3 hours in my house, unsupervised, and apparently caught off guard by the homeowner: -insulation and dirt from the attic on the master bedroom carpet (see pictures) -urine in the master bath toilet he failed to flush -black grease smudges and black spray/specks in multiple places on a white bathroom counter (see pictures) -one thermostat left on auxiliary heat -one thermostat left on A/C and set to 64 degrees with 2 exterior doors left open (see pictures) -mud and muddy footprints on the carpet (see pictures) -mud and muddy footprints in the foyer (see pictures) -5 windows left unlocked (see pictures) -new insulation under the house pulled down and left in the dirt (see pictures) -new insulation pulled down and left hanging (see pictures) -urine and fecal matter left on a toilet seat downstairs (see pictures) -shorted out water heater element -left 2 backyard gates open -left crawlspace door open When I asked Mr. McKinney if he had a vacuum or broom in his van for me to clean his mess while he finished up, he stated, "No, I don't have anything like that and besides that's you're problem, not mine. I am hear to inspect the house not clean it." When I showed him the mud tracked into the house (see picture of his shoes), he stated, "Well, I was in the crawlspace of your house. It's dirty down there. What do you want me to say?" I said I understood that but you can't leave the house like this. He again stated "that was my problem and if I didn't like it I could call my listing agent. Cause that's how it works!" I called my agent and described the condition my house was being left in. I was instructed to make Mr. McKinney leave immediately, which he did. A day later I noticed I had no hot water. A plumber determined that one of two elements in my water heater had been shorted out. It didn't burn out from age, it was shorted out. That cost me $100 to fix. Mr. McKinney had a complete lack of respect for my home, the condition it was in when he arrived, my buyers and me as the homeowner. I spent an hour with wet toilet paper and the t-shirt I was wearing trying to clean the mud from the hardwood flooring, carpet and tile. Water was not sufficient to clean the black spray/specks off the white bathroom counter or the large grease smudge. Orange footprints remain on the carpet. I am out $100 for the cost of the water heater repair. Had Mr. McKinney had a vacuum or broom I could have overlooked much of what I discovered. His attitude and response was completely uncalled for. The real estate community around Fort Bragg, NC, needs to rethink doing business with him.
