Saved me from buying a house with 50K in damages (currently talking to the seller about the issues to be resolved). Charles performed a through inspection of the the home for my buyer, explaining as he went what he was doing and why to the buyer. Upon completion of the inspection he inquired as to whether or not the buyer had any questions regarding the inspection process. That evening a detailed report was posted to the internet for my buyer and me to access.

Charles's pricing is fair market value but is not the cheapest. The result is that you pay a little more money (maybe $25) but you get an excellent result. During this inspection, he spent 3 1/2 hours with us. We examined the property so that we could understand what was good about the property and what might need improvement. Within seven hours, we had a detailed written report that was understandable and useful. This report is an important tool for buyers to use during negotiations and for sellers to use in order to ensure that their home is really ready to sell.

I was not present for the inspection but my real estate agent met Charles at the property on time and she stated that he was very professional and paid attention to detail. I was furnished with an electronic copy of the inspection within 12 hours of the actual inspection and received a printed copy within 2-3 days after the inspection. Charles included high quality digital photos of the inspection and his findings as well as in depth descriptions. His report made it obvious what needed to be repaired and what could probably be left for a later date. I called Charles to discuss some of the findings and he was very helpful in helping me to understand some suggested repairs. He works out of his home and provides his contact information for both his home and cell and is more than willing to speak with you at almost any hour. His fees are upfront and available on his website and he receives payment after the loan closes. He also offered additional inspections such as for radon but I declined them.
