Although I relied on the inspector to point out defects prior to closing of the home, I discovered numerous problems that were not identified in the inspection report upon moving in. I addressed the issues in an email to the inspector and copied the Realtor, but no attempt was made to rectify the situation. This is the 4th house that I have purchased in the past 7 years. The first three inspections, which were performed by different companies, were considerably more detailed and precise. Mr. Elder's inspection report was very vague, with a majority of the content generic and not specific to the home; full of fluff with little substance. The Realtor was not present during this inspection. His assistant came to unlock the door, but left immediately after the inspection began. The Realtor, who actually referred me to this home inspector, told me that it was not necessary for him or me to be present during the inspection and so I trusted the inspector to find all of the defects and to protect my interests. Unfortunately, that was bad advice.
