Most houses in my neighborhood are on 1/2 acre lots. My house does not comp well here. It is larger than most and sits on nearly 4 acres. I have 2 lots deeded separately. One, undeveloped 1/2 acre which is on the road and 3.349 acres and the other 1/2 acre where the house is located. His comp did not include the 1/2 acre. His comps were on properties of similar size house which sit on 1/2 acre lots. I emailed him to question the value of the 1/2 acre, thus far no response back. I feel his estimate falls way short of the value of my house. All that said, Mr Settles is a very personable individual, however, I don't agree with his assessment.

Did not give details to how he made the analysis. How did he come up with the appraisal price?

"The homeowner wanted me to include the basement bedrooms and bathroom in the total room count. He would not accept the requirements for counting above grade and below grade room. In addition, he would not accept the value estimate, even with the recent closed sales (December 2014) of renovated properties similar to his home. The 26-page report was full of analysis of the market and its conditions."
