I contacted Mr. Peck to discuss my concerns and found him to be insulting, overconfident, and subjective in his reasoning. His rational for undervaluing our large, well-maintained yard was that older people don?t like to cut grass so large yards in Greenbriar are a detriment. He had no rationale for undervaluing our detached, brick, 3rd garage (that is really nice, with power and water) at $10 a sq foot. After our conversation, I learned that one of the ?For Sale? properties that he had lowballed as a comp had been appraised $50,000 higher a few months earlier. I have worked with multiple appraisers in the last 20 years and haven?t always agreed with the final number, but could always understand how the number was achieved. Unless I?m looking for a low-ball estimate from a smug appraiser, I won?t hire Harbourside for an appraisal again.
Description of Work: In January, 2012, John Peck of Harbourside Realty completed an appraisal on my home. Upon receiving the appraisal I had concerns that he had undervalued some aspects of my property while seemingly over valuing aspects of some of the comps, and I was even more concerned that he chose to use some properties listed “For Sale” rather than closed listings in a local subdivision.
