I accepted an estimate from Sperling Concrete for foundation footings, three 10? thick walls, and 4" slab floor- "all materials and labor included". Then, I found out the walls and footings were subbed out to Coach's Concrete. This is when I should have just stopped and found someone else. 3 weeks of weather delays were understandable. So was the extra extra costs of $625.00 for framing out 5 openings for windows - my request. Tacked on to the final bill was the cost for a cement pump $585.56 and waterproofing and french drain ($535.00) which was (insinuated to me) supposed to be included in the original "finished basement" estimate quoted (and was in the drawings I supplied to Sperling for the estimate). Coach's Concrete: *poured 1 wall 10" thick and two walls 12" thick. *overlooked two interior footings that were on the drawings given to him. *added footings for interior support for second floor above but they were in the wrong location - I got another contractor to fix. *he asked to be paid directly (he was the sub) and early for footings work. BIG RED FLAG. *did not include 3 much needed interior support poles for the floor above- Sperling fixed that. *got 2 windows wrong but, I settled for a "fix" to make the 4x 3 window (which was supposed to be 3x4) into a 4x4 window. *water proofing ok, but french drain was not what the drawings called for and the sub had a copy of and was also on site in the information box, and was missing rock back fill. I was told that the product used as a drain around the exterior walls was a better (and more expensive) drain system. It was not what was on the plans or what I asked for. Sperling added rock backfill and drain pipe as called for in the drawings for no charge and had support polls made and installed for second floor (extra cost-$368 dollars). * total billed was just shy of $2,000 over original estimate.
