Burke Developer LLC provided an excellent subcontractor, who worked very hard to get the job done timely. Contractor and Sub-Contractor were very professional in all dealings with them. They explained what needed to be done and when so that we could get packed up and out of their way in each phase of the job.
The job involved taking up the existing flooring in each room and they did it in phases.  This allowed us to move things when needed.
We had the carpet replaced with laminate wood floors in all rooms but the Kitchen and Baths, where we had ceramic tile installed.
I would recommend both the Contractor and his Sub-Contractor at any time and will reuse then when needed.

We are very pleased with the final deliverable and the experience working with Patrick Burke and his team. They were very good at accommodating to changes that were required during the remodel. 
There were no unpleasant surprises and no hidden costs on the final invoices. Everything was transparent and communicated clearly and followed up when required. 
The project did run longer than we expected but this was not a major issue and we need to accommodate some additional elements during the remodel. 
In general a good overall experience and we would not hesitate to work with Patrick Burke again on future projects for our home.

The quality of workmanship was great, and scheduling was terrific. Materials seemed first quality. Every subcontractor and worker seemed experienced and performed in a professional manner. Punch list issues were dealt with promptly. We are delighted with the appearance of the finished product. Our only issue was with unexpected invoices from outside vendors that were attached to the final of four invoices from the contractor. This contractor used a "Cost Plus" contract, adding a profit fee that was 15% of construction costs. We agreed to this contract, with his pre-construction CONFIRMATION of a cap on total construction costs. However, he did not honor his cap on costs, interpreting this type of contract to mean that he could bill us for additional costs that came up during the construction process. One bill was for $150 for termite treatment around the perimeter of the new structure, which certainly should not have been an unexpected cost for an experienced home builder, and it should have been included in the initial list of costs or, since it was not, should have been paid by him. The treatment was schedule without asking our permission ahead of time, and without telling us that the bill would have to be paid by us. The second bill was for $400 for an engineering consult, to certify that the contractor's methods were acceptable to code after an inspector would not initially give approval for framing. Again, we were not told ahead of time that we were to be responsible for paying for this. We held that we were not responsible for paying these additional costs, as it is the contractor's responsibility to insure that the structure meets code requirements, even if that involves extra costs on his part - our costs were confirmed to be capped. He responded that he could not possibly know ahead of time everything that was required by the county, and that we were responsible for paying these extra costs. He also stated that design plans, prepared by architects/engineers, etc., usually reveal extra costs/details such as these, and we did not provide a design plan (thus our fault). In our initial meetings, we described the porch that we wanted using photos that we found on the internet, and his first proposal included a fee for design plans. When he found out that such plans were not required in order to obtain a building permit for such a structure, he himself deleted this line item. We could not interpret this any other way than to mean he had full knowledge of how to built this porch, without formal plans, with awareness of all costs involved. (Of note is that our HOA requested drawn plans for the project, and the contractor arranged for simple plans to be drawn up, sufficient to satisfy the HOA. We paid that vendor directly, at the time, since we made that request AFTER the signing of the contract. If more detailed plans were critical to this project, this was an opportunity on his part to have them drawn up.) We have had to pay these extra invoices, to avoid the possibility of having a lien placed on our home. I am reporting this in such detail so that others will not sign such a "Cost Plus" contract with this company: You are potentially leaving yourself vulnerable to unlimited additional costs. Demand a more straightforward contract, and have a lawyer examine it if necessary. We have had other companies provides services related to the porch project (gutter company, hardscape company, landscaping company) and they all set one price in the contract and stuck to it. Be sure you get a contract that you are sure about and understand completely before you hire this company: In our price list in the contract, there were allowances listed but if the item was not used, then certainly no refund was to be given (ex, 6 weeks rental of a porta-potty which was only on site for 4 weeks).
