I have rented from Joe Lamb Jr. since 2010 for a total of seven weeks in five different properties. Many of their properties have issues, but I expect that from beach rentals. They appear to have the most affordable properties. Now I know why. I generally take care of problems myself, for example buying bug spray, traps, etc. I've never contacted Joe Lamb Jr. with a problem until this year, and they were very disappointing. The house I rented, Sea Captain's Court #1, had bad mold. All the clothes and linens I brought had to be laundered as soon as I got home. I still get a whiff of that odor sometimes. The AC could not keep up with the heat, and the temperature rose to 80 degrees with the thermostat set to 72. This was in September! The property was also infested with ants, but the worst problem was the raw sewage smell coming from the bathroom. I called Joe Lamb Jr. and was told by the maintenance manager that the owner won't let them do anything to that property. So why did I pay $105 management fee? The owner came out and told me he keeps the place rented, so he refused to make any repairs. I ended up having to leave water dripping in the bathroom sink and tub, open the window and shut the door to keep the smell down in the rest of the shack. Using the bathroom was torture and made me nauseated. When I called Joe Lamb Jr. back again, they promised someone would come out to check the situation, but no one ever did. All they do is take your money and give you keys. If there's a problem, you're on your own.
