He messed up! A previous sale had fallen through after a problem (which we didn't know about) was found on inspection. McGraw's client was still interested, so we said we would take that offer as is, and disclosed everything found on the prior inspection. His client agreed. Then he had her do another inspection, after which they attempted to break the contract, saying they didn't understand the repercussions. Our attorney said we could keep the earnest money, we didn't wish to penalize the buyer for choosing an incompetent agent, especially around the holidays. We agreed to break the contract and refunded the earnest money. I went to the house a few weeks later and found the front door open, with the key in the lock! The house has been off the market while we deal with the problem issue, so nobody else has shown it, and our agent hasn't been there. McGraw left two doors unlocked and one door cracked open in the middle of winter!
