The provider quoted $212,000 as the estimated price but said it might be less and encouraged us to do the contract on a cost-plus basis. Even so, the contract required provider to get written agreement (change order) for any additional cost items. Construction started at the end of January. The builder initially said the construction would take less than 90 days but used 130 days in the contract to cover delays beyond his control. Some delays were to be expected but by July they were still not done, despite lower than normal precipitation. In late June they assured us they would complete the project within budget but within 2 weeks they sent invoices that took them over budget. At no point did they ever provide written (email) change order requests as required in the contract. One change item was discussed and agreed, pending additional detail which was never provided (no cost estimate was provided). They made several choices to exceed requirements without asking or providing estimates, saying they were in any case under budget.
In two separate cases they clearly over-billed us by approximately $10,000 ($20,000 total), with neither "error" being found until after the costs came into dispute.
They never finished the project as originally bid. By the July timeframe we told them to stop work except for a limited number of specific items. We paid $232,362 in total before we began a more thorough review of all details, refused to pay any additional amounts and requested that part of the overrun be refunded. They claim that we owe them an additional $16,603 for work performed. We estimate they would have charged an additional $10,000 to $12,000 (above the $16,603) to complete the work as quoted but of course that is difficult to estimate exactly. All told, the estimated cost to have completed the project per their $212,000 quote would have been approximately $260,000. If the "errors" had not been discovered, this would have been approximately $280,000.
They demanded payment of the $16,603 and placed a lien on our property.

Quality is expensive and so is pulling off the job on four separate occasions while you rent your main house at $4,750.00 per week on VRBO. I've known Sam Riddle for over 45 years and always found him to be an honest and reliable friend. I have worked for him, myself years ago and was always impressed with the quality of his work and the detail. The time came that I needed his professional services and would not have considered anyone else. Since the wall we opened up was only half way down and about 8' wide, I decided to tear out the sheetrock myself. In doing so, I found a heat duct right in the middle of the wall which went to the back bedroom on the 2nd floor. We had to eliminate that completely. Other duct work was lowered and heats the living room much better. Was able to get rid of the ugly air returns which were up near the ceiling on the wall. Lowering them has not interfered with air flow at all. Last week, Sam had a heating company come in and run a new heat and air vent from one already existing in the kitchen to the back bedroom upstairs. I haven't received my bill on running the duct work last week as of yet. I All has gone well so far. Looking forward to him building me a garage in the spring. Thanks Sam.

Our rental house was trashed by the former residents. Riddle went to work immediately to correct all the damage, knowing there was a time limit before the new tenants moved in. The work was completed ahead of schedule. They eased what was a traumatic experience.

The first job, the big remodeling, was done by remote control from Vermont. At the beginning we spent about a two weeks on-site working with Andrew Riddle on a daily basis to be sure he understood what we wanted, sampling materials to be used, and shopping appliances. During this time he was our guide, and had several good design ideas which we incorporated into the plans.
Then we went home to Vermont. He sent us pictures a few times a week, called whenever there was a question (this was before texting), emailed precise change orders, kept the progress payments straight and easy to read, and made long-distance involvement easy for us. We came to Hendersonville every 6-8 weeks to check on progress; these were usually weekend trips and Andrew was very generous with his time to accommodate our schedule. On each of these inspection trips we found everything to be exactly as ordered and described, and in retrospect I could have made a few less trips because Andrew was always on top of things.
The job was completed on time, under budget, and has stood a 5-year test of time very, very well. There have been no problems with anything Riddle Construction did.
The construction of the deck 2 years later was a complex job because it involved working around trees and incorporating some into the design. Once again, some of his ideas were better than mine and became part of the plan. This time I was here every day to watch the construction, and was impressed with the quality of the workmanship and politeness of the workers (who were able to accomplish their task without either a radio or cigarettes !!). Andrew visited twice a day, more often if necessary, even picked up a hammer a few times, and again was conscientious and concerned. The finished product was perfect, again on time and under budget, and is now 3 years old and as good as new.
