On May 5, 2020, Armando Valdez and his father came to myhouse to provide a quote on exterior paint and wood repair. On June 23, 2020,Armando and his father came to my house again at my request to review my joband confirm that they were comfortable with their quote and their measurements.We agreed that I would pay for the vertical wood panels that needed replacingand that the labor cost to replace these panels was included in Armando'squote. From this point on, things went downhill in a hurry. These are the issuesthat I experienced with Armando's Painting and Remodeling: 1. Armando purchased 8-foot panels, but my house needed9-foot panels. After Armando could not subsequently find 9-foot panels after Irejected his idea to use 8-foot panels which would require splicing the panelsto get the correct length. Splicing panels would have resulted in unsightlyhorizontal seams by his own admission. Iagreed to go to 84 Lumber and special order ten 9-foot panels. Ten panels waswhat Armando had stated would replace the damaged panels that we had discussed.I requested that Armando return the unused 8-foot panels. This delayed the jobalmost 2 weeks. 2. Armando initially purchased 10 panels (8 foot) that heassured me would replace all the panels that we had discussed replacing. Afterreceiving the correct 9-foot panels, he ended up 2 panels short of replacingall the panels that needed replacing. Armando apparently cannot use a tapemeasure. 3. Armando brought Valspar Duramax paint to my house,although he had quoted Sherwin Williams paint. Armando claimed that Valsparpaint was Sherwin Williams paint. This was untrue and unacceptable and Iinsisted that he return the Valspar paint and use Sherwin Williams paint. Also, Armando failed to bring the concrete paintfor the foundation as he had previously committed to use. 4. The fit and finish of the wood panels was poorly done andthe gaps around the windows was excessive. On one window the gap was 1/2 to 3/4inches which is an excessive gap to fill with caulk. He refused to replace thepanel that went around this window. 5. After replacing the wood panels, Armando did not returnto my house for 10 days which meant that the new wood was exposed to theelements without any protection such as primer. Armando had told me that thenew wood would be protected with primer. He subsequently attempted to skipapplying primer, but I insisted on primer. The delay of several days beforeapplying prime resulted in warping of some panels due to rain. Armando had let9 days (no rain) slip past before applying primer. 5. Armando did not caulk around the doors and windows afterpressure washing and before beginning painting. When he started the actualpainting he ran out of paint. He returned the next day to finish. The resultingpaint job was an inadequate coverage particularly on the new wood. It rainedhard before they finished. They waited out the rain and then finished thepainting, this did not allow proper drying time. 6. After assuring me on 5 different occasions (including theday he finished painting) that he wouldhaul-off the wood scrap, he did not haul-off the scrap until 16 days after hefinished the job. During this time, I had contacted him by phone and email toremove the scrap. He asked me to have my garbage pickup service remove thescrap. I informed him that would be an additional charge for me and that he hadpreviously committed to removing the scrap. I told Armando it was hisresponsibility to haul off the scrap. 7. The panels that he replaced have continued to warp due toinadequate protection from the rain. This creates areas that allow moisture toleak into the walls and get the insulation wet. I do not recommend Armando's Painting and Remodeling forexterior wood panel replacement or exterior painting. Poor quality work,dishonest representation of his work plan, no sincere commitment to qualitywork, and no real effort to address the concerns of the home owner are thereasons for the 1-star rating. This job took 6 weeks and 2 days from start tofinish because Armando was working other jobs to the exclusion of finishing myhouse.
