"The only portion of work that had to be gone back to was the ceiling painting. It didn't cover well on the first coat. The client called and made us aware and we came back out the very next day and painted that ceiling again and it was perfect. There were never any damaged materials reused. This house was getting some touchups for marketing purposes as the owner was leaving the state. She had the opportunity to review our work before payment and she said she was satisfied and paid the bill. This is the first I've heard of anyone not being happy with this little patch job."

I now have a roof leak around the chimney. I called several months ago and then again recently with the heavy rains in May. Mr. Hancock came to the house while I was at work and caulked the metal chimney flute coming up of a wooden chimney stack extending from the roof. He also caulked along the base of the chimney. He declared there was nothing wrong with the roof shingles or the flashing. He declined to call the roofer who did the roofing stating: and quot;he's not going to want to come all the way down here ... it was done 2 years ago.and quot; When it continued to leak I telephoned him again and he stated that the leak probably was caused by the damaged wood siding of the chimney stack which was not his responsibility.
Which of brings me to review the exterior painting . He originally agreed that the cedar siding would need brush painting and some filling of knot holes and replacement of some of the wood. He stated that spray painting would not be sufficient for the cedar siding. He arrived with his crew with a spray painter during the summer of 2012. He stated then that the cedar siding could not be brush painted and that knot holes could not be filled because the filling would fall out. He did not replace any of the wood siding.
Now he tells me that the wood siding of the chimney needed to be replaced and that he knew at the time his crew did the painting but and quot;I knew that you were tight on money and I didn't want to tell you because I'm not that type of person.and quot; As a medical provider if I saw a suspicious lesion on someone's body and didn't tell them or have it biopsied because I didn't think they could pay for it I would be negligent. Apparently he doesn't agree that is an appropriate analogy. I have asked him for the roofer's name and the type of roofing that is supposed to have a 30 year warranty but he has not provided that information. He apparently doesn't think I need that information about my home repairs that I paid and obviously I think I am entitled to the information. I left a message on his cell phone today that I would have to call a lawyer to require him to give me that information if he doesn't provide it.
As it stands I will have to hire someone to fix the roof or chimney stack or whatever to eliminate the leak. The leak around the chimney after the hurricane is why I hired Mr. Hancock. Mr. Hancock may be right that the roofing shingles and flashing is not the cause. I have no faith in his word. But as the painter who had painted the chimney siding he should have told me that there was a problem rather than letting it go to the point of having a major leak.
I found Mr. Hancock to be less than professional for both of the jobs he contracted to do. He seems to imply now I didn't pay him enough to do it either job properly. I would not have hired him if he was not able to do the job properly for the money he agreed to. I did have other similar estimates and his was not the lowest estimate. He made promises that he could not keep. He should not have made them. I only received 3500 dollars from the Insurance company for the roof and the rest came out of savings. I am frustrated by his reaction and approach in resolving this problem. .
"In short the client is upset that we wouldn't perform extra work for free. We have bent over backwards to help this Client. She has been relentless in her attacks on me and the company because she has a problem that she thinks we either caused or should have fixed for free. The roof and the painting were completed in the highest standing. I have around 25 photos of before, during and after the work as as I do on every job, to avoid misplaced disputes such as this one. After the job being completed for 2 years, the Client called me about a leak. I did go out to her property and took pictures for her review. The chimney was leaking from the inside and leaking inside her fireplace. This had nothing to do with the roof or the paint. I took, and sent her, several pictures of the roof the flashings and the sealants that were applied two years prior and they all looked brand new. I informed her as well that I would add extra sealants while I was up there, if it made her feel better, but that I knew this wasn't the problem. She said she had always had problems with the chimney. In fact she called me before the hurricane to repair the ceilings from years of damage. She didn't call me back until after the hurricane hit to do the work. I sealed around the base of the chimney and sent her a picture over the phone. I told her that the chimney could use some help but everything we were hired to do was performing as intended. She called me back out about the chimney leaking and to appease her I went by again and her daughter was home. I showed the daughter how it was leaking from inside the chimney and that I felt that it was the cap causing the problem. I was in constant contact with her and she was well informed but refused to hear the truth. She simply wanted to blame us and make us fix it for free. The roof did cost a little more because she went up on the shingle quality but at least she admits that I reduced my part of the work by $500 to compensate. I did not pass the subcontractors info onto her as she was contracted through us to do the work. I also forwarded her the web address to fill out the warranty info and she was given a hardcopy before we ever started the job. Since she is likely to read this I will point out again that they were Pinnacle, Limited Lifetime warranty (35yrs) Architect Shingles. As for the paint, I did wind up using a spray method because her cedar siding was so rough. I suggested replacing 80% of it but she couldn't afford to. That's when I decided to spray it. If you know anything about painting you will know that spraying is much more expensive than rolling or brushing and that with rough cedar you cannot get the appropriate penetration. It takes a LOT more paint to spray and it is a lot more tedious and time consuming yet I didn't change my price and I even went down $500 so she could get the roof too. We also used Fortis 450 by GLIDDEN. A very expensive paint of the highest quality. We also used GRIPPER primer by GLIDDEN for the primer coat. It took about 18 Gallons extra to spray at nearly $70 per gallon. She also fails to mention how we repaired her deck, that was in shambles, so it would simply be safer for her (the rails and steps were falling apart) and that we used the left over paint to paint that deck to get her a few more years out of it. All out of kindness over hearing her complain about it every day. This is another example of a client wanting something for nothing and when she can't get it she gets on the internet to bash your reputation as much as possible. But for all you folks out there who are thankfully taking the time to read this reply, I have, as I said, a complete file of the each and every job including all photos and contract agreements for your review should you want the actual truth."
"The first thing I'll say is that this job is WAY older than the review and I though we had resolved this a LONG time ago. I have to agree that this client has a point about the fellow that was working under me on this project. It happens sometimes in the construction world that you get one that's not quite up to snuff. He might be happy to know that he had to seek other employment directly following this job. I will also defend that I was on this job the entire time and no one smoked in the house. WE NEVER DO THAT! I will also still hold fast that we never cut any wires under the house. Thankfully this client's father is an electrician and repaired whatever the problem was promptly. And it's always interesting that we never get credit for all the little "freebies" we do on the job. In this case, Installing a nice outdoor sink in the garage. It is a shame about this job because I liked the clients so much. Nice people. Still the fact is that they were wanting a lot of little extras and I did 90% of what they wanted but I felt that I could not continue to do work for free and told them that fact, which they weren't happy with and couldn't understand why I wouldn't. So, that is how the relationship ended as it often does when you won't perform "freebies". I would also be willing to give this client another chance. Like I said, I liked him. Nice Guy"
