"Dear Ms. [Member Name Removed], It is unfortunate that you experienced issues with your oil furnace upon moving into your home. Your oil furnace functioned properly during the entire 2.5 hours I was in the home performing your inspection. Had it made any unusual noises, shown visible indications of burn marks or soot that would indicate a problem, or appeared to be in a condition other than that of a typical 18-year-old furnace, I would have flagged it in your report. Home inspectors do not test for carbon monoxide; however, I tested the carbon monoxide detector and it also worked properly. You state it was a noise from the furnace that alerted you to the concern rather than the carbon monoxide detector's alarm or any physical symptoms of your exposure to carbon monoxide. Based on the report you provided from the HVAC professional during your initial email to us, you were not exposed to "life-threatening" levels of carbon monoxide in your home. While the 11ppm level of carbon monoxide the HVAC contractor noted near the furnace does need to be corrected, for carbon monoxide to become life-threatening, it would need to reach a much higher level. A home inspection like the one I provided for you is not a warranty or a guarantee that issues will not occur after the date of your inspection. It is merely a snapshot in time, a limited, non-invasive, visual inspection. Home inspectors do not report on the life expectancy, adequacy or efficiency of any component or system, nor do we predict future conditions, including failure of components such as your oil furnace. Inspectors also do not inspect heat exchangers. The defect with the heat exchanger you incorrectly assume I should have noted in my inspection report was discovered by a licensed HVAC contractor using an inspection camera, which is beyond the scope of a home inspection and considered technically exhaustive. While I empathize with your unfortunate situation, I stand behind my findings detailed in the home inspection report I provided you. - E.M. Roberts, Jr."
