"No promises were made to Mr. [Member Name Removed] Gottschling because, @ the time we discussed his situation, I didn’t know the extent of his problem(s); simply put, he failed his county framing inspection, and was supposed to have met me on-site to discuss possible remedies - he didn’t. When I arrived, all of the lower-level doors and windows were locked and the only access into the house was by walking over a rickety plywood bridge that spanned over a deep trench between the front basement wall and the front yard. The plywood had deteriorated to the point where it had begun delaminating and twisted to the point where the walking surface had become very uneven. The middle support for the bridge was a single 2x4 post, that was appreciably out-of-plumb, with a top flat 2x6 cross member (T-shaped), and was an unsafe structure. The truth of the matter is that Mr. Gottschling intentionally missed our appointment, and became irritated when I refused to walk across the bridge. He could've cancelled or rescheduled the appointment @ any time prior to me leaving the office, but didn't. Also, if he hadn't become verbally abusive, I would've gladly returned another day to help him; instead, I terminated my services. I've been practicing engineering for over 23 years, worked on over 1700 projects since 2008 and had only 3 unsatisfactory reviews of which I'm aware - this being the third. It is true you can't please everyone, but I try."

Due to Mr. Elmore's expertise, his meticulous approach to his work and his willingness to go the extra mile for his clients, a potentially very dangerous problem was finally fixed to our satisfaction, and we were able to buy the house.

"My CLIENTS hired me to examine and evaluate the bowed, cracked and leaking front concrete masonry unit foundation wall in their 1964 house precedent to its sale. I conducted a site visit, evaluated the wall and issued a report which included my opinions as to the structural integrity, and recommendations for monitoring and possible repair. After issuing the report, my CLIENTS, and their realtor expressed their discontent with my position, and wanted me to take a “hard” stance on the future performance of the wall. I informed them that in the absence of construction drawings or other information that could confirm how the wall was built, the only position that I could take was that the cracks and bowing did not “present an immediate threat to the structural stability of the foundation system.” It is unfortunate that my CLIENTS are dissatisfied; however, they were provided with a standard of care that could have been reasonably expected from any prudent professional engineer providing similar services for a similar project. Typically, engineers will not guarantee the future performance of an existing structure when they did not participate in its design or construction. In my estimation, my CLIENTS’ expectations of an engineer were unreasonable, and possibly based on misguided advice from their realtor. Ultimately, my CLIENTS paid for my opinions and recommendations, with which they disagreed. Engineers operate by a code of ethics which demands that we present the facts to the best of our ability, and offer opinions and recommendations that are based on “sound engineering judgment” and “acceptable engineering practice”, regardless of who is paying."

There are no Professional Engineers that do residential work, Mr. Elmore was the only one I could find. And I am grateful that he doesn't use this to his advantage to charge ridiculous prices, he was in fact very open with his pricing. The problem is that he has to do significant travel and that cost gets passed on to the customer.
Also, no structural engineer is going to give you written guarantees. Mr. Elmore can perform some load calculations and is knowledgeable of industry standards, but nothing in the reports for a residence are going to be overly technical. You're basically paying for any kind of paperwork from someone with a P.E. after their name. But no engineer is going to make guarantees or promises regarding a home's structure, so the report will not be definitive.
This is not to say Mr. Elmore isn't a good engineer, I just write this to help potential clients manage expectations. I've seen this in the housing industry multiple times. Home inspectors will flag a bunch of things that re not really problems, and say they 'may be a problem, advise engineer to evaluate'. Then homebuyers freak out and demand an engineer's report.. The engineer will evaluate it and say it 'probably isn't a problem', which is ambiguous but they don't want to be liable if anything actually does fail.
