I'll sum it up this way: this was the fourth time we've bought a home....and the fourth time we utilized a home inspector. Two in New Jersey, one in Virginia, and now one for a forthcoming move to North Carolina. Timothy Arn is the most knowledgeable, personable and professional person that I've utilized for home inspections. Hands down.
I walked with him through most of the actual home inspection, except for his time in the crawlspace. He explained every facet of his inspection process, and answered all of my questions patiently and completely.
The inspection of the septic system involved, among other things, locating and opening the septic tank drain cover, after removing the sod and dirt covering it. Once he opened it up, he not only explained the various functions and processes involved, he also took the time to clean out the large filter that was contained in the hole.
Early this morning, I received his complete report....all 38 pages of it, including text and pictures where appropriate. In prior home inspections in other states, I was used to seeing a few pages with checkoffs and several lines of text . This report surpassed anything I've ever seen.
If I ever need a home inspection in the future, I will definitely be calling Timothy Arn.

Mr. Arn arrived early and immediately set out to perform the inspection. Everything was thoroughly covered (entire interior/exterior of home, appliances, windows, roof, visible plumbing, electrical...everything). Mr. Arn explained everything to us and offered advice on how to remedy items that might be a future potential issue. He was extremely knowledgeable and made things easy to understand. We highly recommend Home Spec of NC, Inc. Very thorough, professional, knowledgable and personable!

We were extremely pleased with the work done by Mr. Arn. He was punctual, thorough and very professional. He invited us to go around with him to see anything we had a question about. He explained situations to us and made recommendations on how we might handle them. We was very helpful!

It started well and ended well. A tall written report was provided including pictures and written descriptions.

Before the inspection, I received a contract via email that clearly laid out what was and was not included in the inspection service. On the day of the inspection, Timothy Arn was already at the property before I arrived, and he promptly began the inspection, explaining things as he went along. He was very thorough in his inspection, and I immediately felt that he could be trusted to identify any possible problems. We covered the exterior, the interior, he climbed up onto the roof, he tested the individual appliances, and finally he entered the crawlspace. He found a problem with the floor but recommended a particular contractor who could repair it. We received his home inspection report a few days later, with very helpful digital photographs to help illustrate potential issues.

The inspection went well. However at this point I only have a vocal preliminary report. The written report is to be submitted within the next day or so.

The inspection, Timothy Arn, was originally scheduled for 9am but he called a few days before to say he needed to move it to 10am. This was fine for us and the realtor. He actually arrived about 20 minutes early and began preparing for the inspection. Although the preparations that should have been done beforehand by a third party had not been done, the inspector went ahead, turning on the lights and water himself. He proceeded with the inspection, explaining as he went what he was checking, what we should be aware of and making suggestions regarding improvements that could/should be made. He explained what he could and could not do as an inspector when we asked about some discoloration of the floor covering in the kitchen. He also explained what caused the discoloration and since the floor was concrete slab, that there was no cause for concern of structural issues in this case. He found, dug up and opened the septic tank for the septic inspection. He explained what he was looking for and how the system worked. He closed the septic tank back up and re-covered it.The inspector was very friendly, knowledgeable and courteous. He did a thorough inspection inspection in a timely and professional manner. He went beyond what I was expcting. I would highly recommend him.
