 + -1 moreScope of Project was expanded as underlying problems were discovered. Previous owners had not correctly repaired water caused damage. Example(s): 1) Man door to Tack Room in garage was found to have been repaired with a large quantity of wood filler and painted over to cover rotted wood on door frame and did nothing to address the cause. 2) Leaky window problem in the Tack Room had been covered up by weather stripping. 3) The Shed had a lot of rotting wood covered over by siding, this was discovered when the rotted corner frame 4x4's were being replaced.
Description of Work: Utility Shed: Replaced rotted wood, added siding and rain diverts to eliminate moisture problem. Garage: Replaced rotted wood window frame in Tack Room with new frame and added support for window A/C; Replaced rotted frame on man door and replaced siding to eliminate moisture, replaced screen on storm door and replaced pneumatic door control; Added weather barriers on sides and top of three garage door openings, along with threshold floor seals to eliminate problem of rain/snow from blowing into garage; and, Cleaned gutters and downspouts and added 90 feet of gutter guards. Main-house: Replaced all screens on enclosed rear-deck porch. All wood used was treated and painted to match existing structure. Cost included materials (at builders cost) and labor for two people.
