asking price he suggested was appropriate, we had lots and lots of showings,
and the house sold in under two weeks. Ian specializes in other types of real
estate. There were times in the process when it was not easy to reach him
immediately. Ian is not an agent that keeps after you with a lot of attention.
We had some major repair issues with the house which he did not at first think
were urgent to take care of (foundation, electrical, $$$!) but it turned out
that in the market and price range we were in ($200-$250k), buyers were turned off by the prospect of
major repairs, so we had to get them done. A lot of these involved a demanding
buyer’s agent and a very thorough and detailed (overly so) house inspector and
structural engineer. Ian does not have a flock of high quality contractors to
refer to, so we had to locate contractors ourselves, which was OK. In this phase of the
sale Ian helped a lot in negotiations with the buyer. Ian did a great job in
the few days before the closing with some legal and financial issues that
popped up; he handled everything and the closing went off without a hitch. Ian
advised us over many months prior to putting the house on the market and gave
us excellent strategic advice. We would recommend Ian to anyone selling a home
in Durham.
He always had a plan worked out for the showing of several homes in one afternoon or evening after work, very flexible for the client.

He has a trustworthy, respectful way about him that allows him to deal with public officials and other parties comfortably and intelligently. Since he also represents sellers, he was able to tell me how a seller would view a transaction. That kept me from stumbling outside of industry norms and standard practice.
What I liked best is that when he did something, he did it well and did it promptly. Never had to wonder what was happening out of my sight. As a buyer agent, he was compensated by the Seller so there was no cost to me to retain his services.
