DAVID JENKINS

David was astonishingly attentive to our needs. We engaged him to help sell our house several years before the retirement community we'd registered for could accommodate us. But even though he knew it would be a considerable period of time before our house could be listed, he made a point to visiting us periodically and informing us of the ins and outs of North Carolina real estate. He never expressed impatience (even as we felt impatient waiting for the retirement community to find a place for us). And thanks to his excellent advice, our house was sold within three days of being listed. From beginning to end, David was friendly, available, informative - in a word, a superb agent. I recommend him enthusiastically.

David is a dedicated, determined and dependable real estate agent/broker. He is always available to respond to questions and concerns. When we called, texted, or emailed him, he responded immediately. And when David responds, he formulates thoughtful and frequently brilliant proposals. He thinks out of the box and is innovative and smart. (It is not surprising that he has a PhD.) He is a supreme problem solver! Moreover, David never seems to rest. He has boundless energy. We always felt like he was doing absolutely everything to help us meet our objectives, while being mindful of respecting the needs and objectives of the potential buyers of our house. More specifically, he hires and pays for a professional stager to work with sellers to make the house look as good as it can. And David himself has brilliant staging ideas. Then he takes and retakes photographs to present the house in its best light. David is a great photographer and has sophisticated equipment, resulting in beautiful photos. David works incessantly to obtain as many showings as possible. He strategizes with sellers in an attempt to get multiple offers and backup offers. He works with his clients to formulate a plan to move the best offer to be even better. After offers materialize, he is masterful at working through the due diligence period. The needs of the buyers and sellers have to be met, and he navigates this tricky terrain. Furthermore, David is not simply an esoteric and intelligent real estate broker. When the need arises, he rolls up his sleeves, literally, and solves any last-minute issues that arise. For example, we had donation agencies and professional movers refuse to take a heavy armoire out of our second floor. The only way we could extricate it, was to cut it into pieces. Enter David, in a suit but taking off his coat and rolling up his sleeves, with a circular saw, a chain saw, and a big utility trailer . . . problem solved. And when we had piles of last-minute refuse that piled up outside our house, again, enter David with his big utility trailer. He loaded it up and took it all to the dump. He has incredible energy and never stops working. After the buyers and sellers finalize their agreement, we were extremely pleased that he expertly works with the closing attorney to have the seller documents prepared in advance so that the sellers do not have to go to the closing. The closing was effortless for us. In summary, David is always accessible, courteous, full of energy, and supremely professional. We could not recommend him more highly. Certainly, if we have a future need for a real estate agent, David Jenkins is the person for us.

David Jenkins is the best realtor! He went above and beyond finding a house for us. He took several very helpful videos for us when we could not make it out to Durham. He even went into crawl spaces for us. He has a great personality and we feel like we gained a friend in Durham. He got the house that was meant for us. I would highly recommend David to others.

David is beyond fantastic! Selling our house was as easy as it could be, thanks to him. He was patient with us when we needed him to be and jumped in to help without us even asking. He helped our painter finish painting our back porch steps, the night before the open house. He mowed our yard TWICE ( would just text me and ask "hey! I have 30 minutes and am going to be near your place, do you think you need a mow and could I could go by and mow the yard?") and was always ready to do what he thought needed to be done to get us a competitive price. When it came to purchasing our new house, he was always looking out for us. I found his opinion on the different houses we saw to be extremely valuable. He wasn't going to let us buy just any old house so he could get paid and move on. He wanted our new house to be the best house we could get, within our budget. He is knowledgeable about what a good air conditioner is, what the crawl space should look like (or not look like!), what kind of siding is best, etc. You name it, he knows his stuff when it comes to houses and everything in them. David is extremely prompt when answering texts or emails and makes you feel like you are his only client (when I know that is far from the truth!). I'm not sure when he sleeps... If you want to have the best home buying/selling experience, hire David. I was honestly sad when we closed on our new house because I knew it meant we wouldn't be talking to him and seeing him all the time! He is a pleasure to work with and I would recommend him over and over!

David worked hard to understand what we wanted in a house and show us choices of houses and coach us on the house buying offer process. He diligently pointed out flaws in some of the houses we toured such as backing up to a very busy road, the impact of overhead airplane etc. David persisted in working with us until we FOUND the right house and we love it. David also helped all three of our adult kids and their spouses and our niece to find their best house!

David Jenkins is the finest (and hardest working) real estate professional we have ever known. He sold our house in a difficult period by going the extra mile in every dimension--staging, pricing, repairing, showing, marketing, and negotiating. He is as smart and knowledgable as anyone in the field (he has a Ph.D.), while being completely down-to-earth and honorable, respecting all sides when it came to some difficult choices. We were first time home buyers, and David patiently guided us every step of the way, from our first meeting, all the way to closing day. He is very responsive, and was always prompt in his communication - be it phone calls, text or email. David always has his customer's best interests at heart, and has a great eye for details. For every house showing, David would explain to us in detail the pros and cons of the property, and his vast real estate experience was invaluable in helping us decide what was best for us. We learned a lot ! David even offered to do video reviews of some houses that we were interested in, and that was a great time saver. We have 2 little kids (age 1 and 3), and David was always willing to work around our busy schedules. We trusted David's recommendations for home inspection, surveyors etc, and all of them were professional and did a great job. David surpassed our expectations. He always answered his phone, was always ready to view potential properties with or without us (when we weren’t in town), and always had our best interests in mind. He also made the home buying experience fun, and never ever pressured us. We even had a little role reversal going on in that we sometimes wanted us to make a quick decision and he prevailed upon us to really make sure that we were making the right decision. He is always available, always willing to discuss questions or concerns, always willing to go out and see houses, and always patient. Exceeded expectations. David was recommended by my sister as he helped her find her perfect house, he did not disappoint for my wife and I. David also knew all of the red flags to look for and I always felt like he was genuinely looking for the perfect house for us as opposed to a quick sale.

David showed up on time, had a look at the property, asked some questions and came up with a price he thought the house should sell within a reasonable time frame. He suggested some minor repairs that should be done and an inspection report. Within a month after listing I had 2 offers, one at full asking price. David took care of all the paperwork and red tape associated with the transaction. Since I am out of state he even cleaned out the storage shed and delivered the contents to a friend of mine in Cary. David is ALWAYS available on the phone and very responsive to text messages. He is a genuinely nice guy, honest and hardest working realtor you can find. I hired David Jenkins after colleagues of mine used his services 3 years ago and found fantastic success with him in a much different home market. Their recommendation was spot on. David has many strengths in real estate, but there are three which stand out: 1) Responsive. From my initial email to the last meeting at the bank to deposit our check, David was there. He'll get to you by email or text within a reasonable period of time. And he works, HARD. 2) Perks. David has the added talent of being a proficient photographer. This makes your home look good, which generates interest, clicks, and scheduled appointments. And it's baked in to the cost. He also hires, at his expense, a stager, which was quite useful for getting the house ready for sale. 3) He can talk you off a ledge. At some point, you will think or do something crazy during the home buying/selling process. It's normal, and David is ready to right your ship. It may be your first rodeo, but it's not his.

David was a fantastic agent. He went above and beyond in finding us a home near Raleigh. We wound up looking at about 25 homes most of which he had prescreened. If there was something wrong with the home he always brought it up. He would see some fundemental problem which he had to point our to us as we did not see it. Each time he was correct.

David was a fantastic real estate agent. He was extremely responsive by phone, text, and email, and he was professional in all of his interactions. On the buyer's side, we loved that he would go to homes we were marginally interested in and make videos of them so we could decide if it was worth scheduling a tour for ourselves. When we toured homes with him, he would get down on his hands and knees and help us inspect the crawl space and other nooks and crannies. We saw over 30 houses, and he was patient with us as we navigated the entire process. On the selling side, he personally made beautiful photographs of our house and went above and beyond to get a selling price far above our expectations.

Dave is the most available person I have ever met...not exaggerating, he even answers his phone on the very 1st ring almost every time I call him. He works 7 days a week which is important because we found that most good listings get posted on Friday, Saturday, and Sunday (to increase viewing) so having a realtor that works every weekend is key...trust me. He advised me on location (specific to zip code and street), school district, and most importantly the areas that were safe and had strong real estate appreciation history (even during the recession). He was my best advocate as he talked me out of setting on an average house when I was getting tired of going to houses and it not working out. He had my best interest at hand and always went out of his way to talk me out of a house if it was not the "right one" despite the fact that he then had to continue working for 4 weeks longer and gets paid the same if I get a great house or just an average house. Great experience and would recommend to every single person that I know.

As first time homebuyers, we were nervous but are so thankful we found David! He worked tirelessly to find us our dream home. He didn't show us homes we couldn't afford and was very quick to give us advise as to which homes would be good investments. He responded promptly to texts and emails and always worked around our schedule. I trusted him completely and couldn't be happier with the experience. He took care of everything from putting in an offer to finding a closing attorney and welcoming us to our home. We love our house and plan on enjoying it for years to come but joke that we can't wait to put it on the market so David can sell it and help us find a new home.

David worked diligently to help us find a new house to move into in the RTP area.   He took our list of wants and tried to match us up with listings that were appropriate considering our price range.  Also, as someone that does not stay in one home for long, I find it very important that the realtor keep an eye on resale value.  David is excellent in this respect; he has a great eye for what will or will not fly when you go to sell the home.  In addition, he has a great list of contractors he maintains that can get both quick and not so quick jobs done.  Because of his contacts we were able to purchase new hardwoods for our house for a great price prior to moving in.
Needless to say, I will definitely be using David's services again when we look to upgrade.

David is an excellent realtor. He is incredibly responsive and apparently doesn't sleep, because he is always available. He is great about explaining all aspects of the home-buying and -selling processes, which is great if you're a novice at it like I was. I feel he worked really hard to get me the best deals possible, both when I was buying and selling my home, and he certainly delivered on his promise of getting me multiple offers (I received 3 offers in 2 days) and selling the place for above asking price (which I did). He's also great at connecting you with painters, repair guys, etc, which makes selling a home much less stressful than it otherwise could be.

The only downside is he's not always the most punctual for meetings, but it's because he's so busy running all over town trying to make each client happy, so it's hard to be too upset over it :)

All in all, I'd definitely recommend him as your agent! I was very pleased with his services and could not have asked for anything more!

Wonderful! I decided to work with David when it was time to sell my house after an incredibly positive experience purchasing my home with him 3 years ago. His care, kindness, encouragement, and guidance were priceless. His patience in taking the time to answer all of my questions was exceptional. In addition to being professional and thorough in his work, David is fun and a real pleasure to be around. I am sad I moved out of North Carolina and won't have the chance to work with him again. I would recommend him to anyone!

David's experience really showed in his ability to coordinate contractors to prepare our house for sale. He took care of scheduling all the repairs needing to be done. His expertise was able to answer all of the questions we had as first time home sellers! Had great advice for the age house we had. David made the whole experience very smooth!
