Property Appraisal
I
would like to first provide a little back ground. Bob appraised my residential property several
years ago. The appraisal came in low for Myers park. During my review of the
report we noticed he completely missed the second bathroom in the master bed
room. This was our first indication of lack of detail. Once we advised that he missed the second
bathroom he advised, well I will add 5k to the appraisal. He advised no matter
what level of renovations 5K is basically what you?re going to get. So we just
excepted the increase even though he never reviewed the bathroom.
Bob
was once again assigned to appraise the same property 2 years later. We renovated
the main bathroom completely and updated the master bathroom. With the market
change from 2 years ago the appraisal came in 55K more than the first appraisal.
So
from the renovation and just two years we increased our home value by 55K. With
the market being great in Myers park. Location by freedom park we still believe
the appraisal was low. The lot next to our property is listed for 399K We believe
this is high and will sell fast once lowered to around 300k~325K So with our
lot which is smaller but has a house that is recently a foot out of the flood
plan should have appraised higher.
So
let get to the current appraisal. The home is still in Myers park and school. Right
on Park road which allot of homes going uptown are on part rd. such as homes on
providence in Myers park.
The
investment property was appraised two years ago 33K more than today. I spoke
with Bob and discussed the appraisal coming in lower than previous appraisal.
He advise that two comps are right on our street. Both homes were priced to
move fast at 238K and the second was provided free to a local church. Medium
level of kitchen and bath renovation were performed. The house sold off the
market well below market value. Once I advised that my was completely gutted
and renovated with high upgrades with a professional kitchen, he advised well
you should look up about value for renovations. You?re not going to get your
money out. Well we all know that you do get value for renovations if done correctly.
He just appraised my residential home and the value increased 55K with a
renovation budget of 3K. So renovations do in fact impact true market value
from homes that are not renovated or upgraded.
He stated you home owners always over value your homes. He advised that
he has been doing appraisals since 1985. His arrogance was quite high. He also stated that my house is on park road
and is not good for family?s and for kids, which he downgraded our home
value. I was blown away that he would
put his personal views on my property.
Keep in mind he updated my residential house appraisal when he did even
check all the rooms and missed a complete bathroom.
He then said I will not change the appraisal
on the investment property and this conversation is over. He quickly added 5k
to the value. Currently I own more on the property then it is worth in Myers
park. He then hung up on me without
letting we respond. Just be mindful if you have an appraisal down and he is assigned.
You can always decline and request another appraiser. I just wanted him to
review all the pros not just the cons on our property. As a side note, he
stated I don?t care if you write a report on Angles list. Guess it?s not important
being banks higher him not the home owners.

then hanging up on me. This is not excitable.
