Very well. John Teates is an outstanding professional who did fabulous and exacting work. In his initial visit he explained the problems he could see and then considered what could be hidden from view but in need of work. We had a few scenarios for the "what-ifs". Some of them turned out to be true and he explained what he would need to do extra and what it would cost. In another instance we dodged a bullet and didn't need to take the extra steps (and spend more money). John also came to the rescue when my shower was being redone and wood rot was discovered in the stall. He rearranged his schedule and spend the better part of the next 2 days dealing with that unexpected problem. The only challenge is that John is in high demand, so it took a while for him to start and finish my job. I didn't mind, because it happens when unexpected things come up during a job, (like my shower floor). He communicated what was going on. The finished projects look great.
Description of Work: Front porch ceiling wood rot. And while they were working on-site, we discovered the shower sub-floor was highly damaged from rot.

The work was completed with excellent results. This is a follow up review in that I have had about six years to observe the impact the work had on my settling issues. I waited about six months to repair the drywall, and made adjustments to the doors to correct the alignment, and everything has been fine ever since. He did some additional work unrelated to the settling to repair some cosmetic issues with some cracks in the exterior brick, and he managed to match the existing mortar using some different sands to get it to look almost perfect. John is a great technical resource, as well as a craftsman that takes pride in his work.
Description of Work: Additional piers had to be installed under the house, as well as bracing in the rafters. The problems were evidenced by major issues with the interior drywall cracking around door frames and drifting of the door frames to the point that the doors would not close properly. Inspection of the house and structure revealed that there were workmanship issues, as well as code deficiencies, with the support under the house, and the load bracing in the attic.

Back log 2 weeks just for an estimate and 8 weeks for a new job. Owner was very kind in getting right back to me explaining the situation, but that does not help get the job done. Perhaps help needs to be hired.

We were looking to purchase an older home that needed some work and were recommended to John by a friend. He came out and helped us identify the issues and come up with an approximate cost of repair, which ended up being way more than we bargained for. We ended up pulling out of the house, which was unfortunate, but we are so thankful for John's honest, thorough and professional evaluation. I'd recommend him to anyone.

John Teates was a pleasure to work with. He and his team gave it their all, working in the heat and frequently 'til dark, digging and consulting with engineer on the best strategy for correcting the problem. John was there several times after dark. He was always responsive to my requests. Each person who worked at my house did so graciously and although it wasn't their main purpose, made good friends with my dog, who is always leery of strangers but adopted these men and was comfortable with them. John and his crew were very easygoing, adapting to the need for increased time on the job and the effort it required in a receptive manner even though it would have altered what they had on the calendar for other projects. John took pictures under the house and provided me with these and diagrams so I was always up to date on their progress. I recommend them enthusiastically!
Description of Work: Bay window on my house needed additional support underneath when it was found that piers placed there for the purpose at the time of construction had not been properly placed. Massive tree roots under the bay window complicated the issue, requiring a good deal more manual labor and time than had been initially anticipated.

He provided a couple different routes we could take to resolve the issues and explained the pro's and con's of each in great detail. John not only provided us his extensive expertise and experience, but he also treated us as family. Description of Work: Two areas of our home we sinking - slowly, but surely. We needed the two areas on our first floor adjusted and stabilized to install new hardwood floors. John and his team installed several piers underneath our house to stabilize our floor joists and jack-up/support a weight-bearing wall. John and his team also 'jacked up' a sinking wall/door jam at the back of our house.

He checked under the house for the cause of the settling and found nothing major. We also want to remove part of a load bearing wall and we will have him do that some time in the future. Very nice gentleman and we appreciated the fact that he took time out of his busy schedule to come to our house and did not charge us for the visit. Much appreciated.
Description of Work: John came to our house to check for possible structural issues. He was able to put our worst fears to rest, even though the construction of our house is a little unusual (was built in '78).

Mr. Teate came out, looked around, crawled under the house, and gave us the good news that our house was basically structurally sound (though we might need to address some things if we sold the house). He refused any payment for this, and was friendly and professional and explained his assessment thoroughly. If the need arises for his services in the future (Mr. Teate says his company focuses solely on structural work), we will definitely be giving him a call. He is a class act.
Description of Work: We live in an old house in Plaza-Midwood, and recently we had become concerned that there were some problems with our house's foundation. We called John Teate of Rand Structural Services and asked if he could come check the foundation and tell us if he thought we needed work done on it.

I called to tell him I wanted to use him but he said that they were behind and they would start as soon as they could. As far as getting out here not long after I called him and then he e-mailed me the estimate within a day, I would give him an A.

Our house is a two story brick Cape Cod style house with the air handler for the HVAC located under the house in the crawl space. The house was built in 1985. Some time in the past 5 or 6 years, the air handler bottom rusted out which allowed the water to drip into the ground around one of the major support pilings that is located almost in the center of the house. With the saturated ground and the weight of the two story house, the piling gradually sunk into the ground about 1 1/2"- allowing the floor to also develop a major sag condition. John came out and crawled under the house and spent two days inspecting and developing a repair plan then brought his crew in and started the repairs by removing the kitchen floor and sub floor (floor needed removal due to refrigerator ice maker line leaking). In total there were about 8 new footings poured and individual screw/pipe jacks installed and also a beam under the center of the kitchen floor to support the new porcelain tile we were going to install after the floor work was completed. John and his crew came in . removed all kitchen appliances, taped plastic up in the kitchen to prevent dust from getting on everything, cleaned up the area each day, and after the job was completed came back to install everything. John is absolutely the best and nicest contractor I have ever had dealings with- If Angie's List would allow ratings higher than the straight A's we gave them, I would rate them A++++++. John made numerous trips back out to check on things, level the dishwasher, correct a pipe hammering when the water was turned off. He also stated that he will be coming back periodically to go under the house and tighten up on all the screw jacks- this is because the house needed to resettle after being jacked up so much- all of the sag couldn't and shouldn't be taken out all at once or we would get cracked walls, ceilings, etc, There is no doubt in my mind that John will continue to come back until he is satisfied the job is done 100% correctly.
Description of Work: Structural repairs performed to kitchen floor and support pilings installed. New support beams installed under the floor and the house jacked up to remove 1 1/2" floor sag in the middle of the floor.

My wife an I purchased an nearly 80 year old home 2 years ago. Since moving in, we have notice a modest slope in the floor at the front of the house, which has caused us some concern. More recently, we have notice an increase in the space between some of the boards of our hardwood floors. Accordingly, we contacted Rand Structural Services, and set up an appointment with John Teates. John immediately responded to our request and set up a time to come look at our house. On the day of the appointment, he called an hour earlier to say he might be 10 minutes late, which I found to be extremely professional. (He ultimately arrived right on time.) Once John arrived, he surveyed the area at issue as well as our basement and then took the time to explain that our "issue" was likely just cosmetic and a result of changing humidity. He also highlighted a few areas to keep an eye on. I would definitely call Rand / John Teates again in the future.

John is a one of the best professional I have ever used. He advised me at every step of the work, came to my house more than 3 times to advise me how the work should be done and never charged me for those trips. After the inspection was done by an engineer, John gave me a quote that was less than others. John is a very busy person and mostly stays busy with big size contracts. Still John took the time to complete the work for me and did an excellent job. I was very satisfied and impressed with John's work. For any future structural work at my house, I will always use John, without any doubt or second thought.

I had my deck torn down in order to build a new one and found that the band around the house had rotted due to poor workmanship. I called Rand and was given a detailed explanation of the damage and needed repair. They took two days to complete the work and explained each step as it was being completed. I was never brushed off or made to feel as if I shouldn't have an interest in the work that was being performed. They finished prior to the deadline and cleaned up the job site when they left. I would ABSOLUTELY recommend Rand for any structural issues because of the quality and professionalismd

He was very easy to talk to. He was able to translate building speak into my language, which I don't understand that. He was able to lay out options, kind of a good, better, best. We talked through price scenarios. We talked through long term and short term options for the space. While doing that he was able to communicate my options without it sounding overwhelming or overbearing. I am thrilled with the work. He came out on a Friday afternoon and stayed here through Friday evening to talk through my options, which was over and above what I would have expected from anybody. He was here until 8PM because he wanted to make sure I was aware of everything that I had available.

John Teates is super nice. He reviewed all the areas of the house that I was concerned about, and explained the difference between cosmetic issues and serious structural issues. I learned a lot about the structure of a home. The consultation was free even though I offered to pay. He was here for at least a half an hour , if not longer, and answered a lot of nagging questions I had about the soundness of the house. Most people would have charged a service fee for coming out. I had some questions regarding cracked tiles, drywall and crown molding in the house. Most of the issues were cosmetic, due to expansion and contraction of building materials depending on weather and humidity which are normal for all houses. One question had to do with the foundation beneath a one piece shower unit which could not be completely determined unless we were willing to remove the shower instead of having it repaired He gave his professional assessment and advised us on how to move forward.

I had an issue with a sunroom foundation sinking and got John in to provide an estimate. He was so thorough in his analysis and study of the problem at hand that I decided to get him to go ahead and do the job. Anyway his reviews on Angieslist were very good so I decided to chance it. John was prompt, got the job done and in fact did more than he had estimated for and still charged me the same amount. I am very happy with the work he did and the expertise that he brought to the project. Highly recommended

Working with Rand and John Teates was an excellent experience. John worked very hard to find the least intrusive and most cost-effective solution to the problem, then executed it within budget and in a timely manner. John proved to be knowledgeable, professional, flexible, and straightforward. He was also very personable with all members of our family, including our 2-year-old son and our 85lb dog. The job site stayed spotless throughout.
Description of Work: Placed new steel structural beams in the ceiling of our 2nd floor bonus room to address incorrect framing from previous remodeling that was causing an unstable condition. Rand also worked with a structural engineer to design the solution.

We received a very comprehensive estimate, along with how the repairs would be done. The gentleman was very knowledgeable and explained at length the various options we could choose, in terms of materials, spacing of supports, etc.We ended up going with a different contractor only because Rand did not have a working relationship with the structural engineer who recommended the repairs.
