Now, here are the details of why I chose that word!
This was our first time selling real estate. We were transferring with work out of state and time was of the essence. The home we listed was the very first home we purchased, and we really wanted someone who could help us not only sell our home for the best possible price, but someone who could help us iron out the details easily while we were transitioning our family of four to another state.
Julie Everakes was just the person for the job! We heard about her by word of mouth, and it was the *best* decision we made to list with her! She came to our home, was on time, and was very considerate of our family needs. She came late in the evening after our small children had been put to bed so that we could focus! That was her idea, actually. So very considerate. She offered her expert advice on pricing and explained in great detail the status of the current housing market. She spent over two hours with us that evening, patiently going through every single scenario of selling! She also patiently walked us through every sentence and line of the contract we signed to have her as our listing agent. She did not leave that evening until both my husband and I had every question answered. Patient, considerate, and extremely knowledgeable of the area and the process of both buying and selling.
She invested in having a professional photographer come out to our home for the pictures. Let me tell you, our home looked like a shiny new penny! And it still was, it was only two years old. But the comparison of the professional photographer to the pictures that I could have taken with my Canon or even an iPhone - there honestly was no comparison. The online listings went up to every single real estate outlet in a super quick fashion!
She put up signs directing people to our home, as it was at the end of a dead-end street and couldn't be seen from the main road. She got us set up with the ShowingTime app, and let me tell you, that was *incredibly* helpful! We were able to agree/disagree to showing times, and I would say that process was seamless. We have two kids under three years old. So this app was so user friendly and convenient so that all I had to worry about was getting my kids out the door!
When we received an offer, she worked tirelessly to help us in the negotiating process. Thankfully we had a serious buyer, and the back and forth between the two parties was as seamless as possible. She makes the whole process look easy! And it is with her - for the consumer!
When we got closer to closing she was on top of everything with the buyers' agent, the paralegals and law firm, and kept us up to date with every single development. Even when the buyers' agent was not willing to communicate as well as Julie does, she did not let that stop her. She found out information on closing times and details directly from the law firm and then kept in close contact with both them and us. From the signing of the papers, to the recording of the deed, to the transfer of money, she was right there!
Our family considers ourselves blessed to have been able to work with an agent as amazing as Julie. She is not only good at her job - she is an amazing person! We loved working with her because she was so easy to talk to, and was so willing to go the extra mile to help us sell our home.

The selling of a house can be a very stressful process. Julie was with us every step of the way, right to the final closing of the sale. Julie was very honest, helpful, and encouraging. She is a professional with integrity and definitely someone you can trust. I would recommend Julie and RE/MAX when it comes time to sell a house.
Upon our first meeting with Julie we were instantly happy with our decision, we viewed several homes on our first day and Julie very quickly deduced what we were and were not looking for, she reacted on the fly to our wants and needs and worked really well alongside us when looking for houses that looked promising, she showed both quality reactive instincts and proactive forethought when picking out homes.
We had some serious issues in our first search for a home, our first home we bid for we were outbid. This home then came back on the market, right as we had a bid accepted on a different home. We were in two minds as to whether to resume our bid for the other house and after some very helpful conversations with Julie we decided to stick with what we had, and what a mistake our choice ended up being! There was a problem with the purchase that could not be helped with our style of funding, something that was both unexpected and disappointing to both us and Julie and so we had to lose that house, cue a last minute bid for the previous house! It was in the end rejected due to significantly higher offer, but throughout all of this Julie kept us informed with frequent phone calls when possible. We were especially grateful to find an agent that was so in sync with business today, using rapid texting for the short and succint communications we needed when we were too busy to answer her calls. An agent aware that it is 2015 and using that in her arsenal was an unbelievable boon, and one we appreciated to no end.
There is a happy ending however, and we found our new home shortly after, in the same neighbourhood as the previous home and we were delighted with it, we put in the offer and Julie showed the same hunger we did for the positive outcome after our nightmare first foray, the bid was accepted and Julie dealt with the few difficulties placed in front of us from the sellers with fantastic poise and reinforced our decision to keep her as our agent throughout all of this!
Closing was simple and easy thanks to Julie explaining very simply what we will be expecting to see, and our first home was complete! We will be using Julie when it eventually becomes time to sell this home and buy a new one, on both sides of the selling and buying, without question. We aren't in too much of a rush to resume work with Julie again, but that's because she helped us get one amazing and beautiful home!
We cannot recommend her highly enough.
I had one offer on the property that fell through right before the due diligence period. As I am out of state, this due diligence period is something unique to North Carolina. However, knowing that I had renters in the property it probably would have been better for her to advise that I structure the closing and give my renters notice once the due diligence period was over when we are sure that these buyers are committed to buying the property. Yes, we can get excited about an offer, but we need to structure deals in a smart way and one that also benefits the client, not just the agent. After this offer fell through, which sometimes happens, there began to be out of pocket costs for me.
The next offer that was presented to me was a contingent sale, where the buyers planned to close on their property on 11/27/15 and turn around and close on my property on 11/30/15. The buyers did not close on 11/30/15; but there were a number of things that concerned me about this part of the transaction. First, 11/27/15 was the Friday after Thanksgiving, and while I did not realize back in October that this is the date that they were proposing I would have expected the real estate professionals in this transaction to have noticed that it is highly unlikely that a sale will close the day after Thanksgiving, but they did not. Next the buyers, were very vague about what was causing the delay in closing. Julie contacted me several times during the week of 11/30/15 to say that she was contacting the buyers agent daily to get updates. What??!! Why would you contact them daily?? Are you desperate? Because I was not. I had to tell her to stop updating me everyday with "empty" updates. Instead, I would have thought that after the buyers/buyers agent had a few broken promises that she would have took control of the situation and just told them that they had until the end of the 14 grace period to close before we terminated the contract. That's it. That's all. Cut all of the extra conversation. That in itself will send a message.
But instead, I got from Julie. The buyer is really upset about not being able to close on time and has been crying about this, the buyers have their things in storage in Charlotte, NC and are serious about buying the place, the buyers are currently sleeping on an air mattress while waiting for their property to close. I had to tell Julie that I did not care about any of these things, nor were they any of my concern; all I wanted to know was whether or not they could close. All the other stuff I didn't care about.
When the buyers wanted to extend the closing with additional earnest money deposit and were "confident" about closing, Julie offered me the option to contact their attorney to speak with her directly. Hello!! You're the agent here in this situation. You are the one that should be verifying what the buyers are saying not me, that's what you are being paid for! If I need to begin contacting their attorney, then what are you here for. And that is what I am talking about when I see this agent was reactive and not aggressive enough. She seemed very content to just let things happen. When I told her that I was not going to extend the closing date another month with just additional earnest money deposit because these buyers have not come through on anything they have said. It is only then that she negotiated a $50 per day per diem late closing fee that would be good up until Jan 10.
The buyers were ultimately set to close on 12/30/15, but of course their wire did not come in on time; and they somehow didn't realize this may delay their closing until 1/4/15. Julie again expressed how she was frustrated by this delay. I don't know why you all are frustrated. A few phone calls ahead of time on 12/28 or 12/29 could have made sure that the wire was received on time on 12/30, but again we are not proactive in this situation we are reactive. The buyers agent ultimately got in touch with the attorney of the closing office to make sure the closing occurred on 12/31.
There were several times when I thought her communication was poor. There was one instance where she was texting me back and forth about an issue. I picked up the phone to call her. She forwarded the call to voicemail. I told her this is too much back and forth. I will wait until I speak with her as "texting" is a very informal way to communicate, and you do that with "teeny boppers" not adults talking about a issues pertaining to a sale. What really took the cake is when I did not receive a call that the sale on 12/30/15 did not go through. I had to call Julie to find out did the sale go through or not. She then asks me, "Didn't you get my email?" No, I did not get your email, and I had to tell her that I think a sale that does not go through at least warrants a phone call and not just an email.
Several times throughout this transaction I felt as if I was dealing with a rookie realtor not someone who was experienced and knew how to handle a transaction when it did not go well or smoothly. What was most frustrating to me was how this transaction was handled and the realtor involved had everything to do with that.

Some realtors just want to close a deal and move on. Not Julie. She made an effort to understand our taste in houses and helped us find a great house. If you want a great home-buying experience, work with Julie.
