They do a great job. This is our first rental property and we have had nothing but good experiences through Eva. They are responsive and timely. We get our check every month and if there is a problem we get a call with an explanation and they take care of it from there.

Alba Tress has done a great job managing our home in Charlotte. We had to relocate to the Atlanta area 2 years ago. Alba Tress found responsible tenants for our property within a week and they have remained in the home since. This has been as worry free as owning a home out of state can be. Eva at Alba Tress has been great about helping us schedule repairs when needed and is quick relaying information between the tenants and I. I would highly recommend this company!

Been with the company for over 2 years and recently completed the sale of my property. I would like to thank this company for doing a fantastic job while under management. I never had any issues with my tenants or with the Albatress staff, I appreciate everything they have done for me as a client. A company that is very positive and real ! They don't give you a story ......always very truthful and pleasant. I have referred 2 new clients to them that are not members and both are very happy with them. We have been working with Albatress for over a year and the experience has been terrific. The company is very timely and thorough at a very reasonable rate. We shopped around a little before committing to Albatress and the other firms didn?t give
us any sense of security or any level of caring, plus their rates seemed high. Albatress has shown us over the interim that they actually do care about us and our home. They keep us well informed with everything and in a very timely fashion. Any maintenance issues with the home have been attended straight away and without hassle. Additionally, there was an issue that was outside of Albatress? s responsibility and up to us to deal with. Albatress went above and beyond arranging everything for us just because they care. They made a potentially aggravating experience hassle free. Thank you Albatress for being so Great! We will use Albatress for as long as we have a rental home?period.

This went well in the beginning. They were very responsive and informed me of the difficulties the tenant was having. The tenant was unemployed and the payments were typically late. At the end, when the tenant was terminated they told me that the house was not in living standards and that they would repair problems with the home but would not warranty it. All they said is that I should get insurance for the home. When I asked for my deposit back they hurried and cleaned some of the house. I have yet to see the upstairs of the house. When this all first started, I hired them to do the cleaning and get the house ready. 6-7 weeks went by and they had not done anything to get the house ready. They even called me to get the gas turned on. They said they could not afford to have someone wait at the house to have the gas turned on. As a property management company, that is their responsibilities. I am the owner and I cannot be at that location, I do not live in North Carolina. I provided them paint to match the shutters, they instead painted it a sky blue color instead of a navy blue. There was a number on the outside of the house that I had asked them to replace and it was never replaced. Also, the door bell is broken and the only thing they did to fix it is put a piece of tape on the doorbell--it was never repaired. I am not happy with how they handled the situation and they could have let me know in advance instead of upbrupty emailing me to tell me that they are terminating our contract.

"Albatress should have cancelled this properties contract immediately upon discovering the deceit the client attempted to pass off. We operate on honesty and integrity first and foremost. When a client informs our firm that a property is in perfect condition and ready to rent that is exactly what we expect. Non working air conditioning was what the tenants discovered upon moving in. Further there was a roof leak which had continued unattended to create mold within the sheet rock. Then the tenants discovered that the homes sewer line had been invaded with roots and that using the facilities would back up filth into every plumbing fixture. Aside from the homes condition being completely disgusting, a health hazard and stifling without A.C., the owner maintained the property to be in livable condition. The client was reluctant to attend any meaningful repairs and would not replace sewer line. While this client was pleasant enough, we encountered an unusual disconnect in our conversations both phone and email communiques. It created a confusing scenario for us during discussions as the client was operating on different information than what we provided. We would surmise/guess that the client did not read email transcripts in a timely fashion or at all and would be out of touch with current standings. Below is a segment of our cancellation letter to this client as we felt the client was ignoring property deficiencies and we could not recommend the property to prospective clients. Please be informed of the following; AlbaTress Management maintains a higher standard of quality in every aspect of its services than is typical for the industry. This commitment extends into the condition of properties it manages. AlbaTress is known for this dedication and will only represent properties of high quality, those deserving our seal of approval which we can proudly show to a perspective tenant. Occasionally there can be a divide found in what AlbaTress envisions and the owner’s devotion to maintenance of their respective property whereas the property may require some TLC and upgrades to specific areas. In these instances, we encourage the owner to attend to these deficiencies accordingly. The interim of vacancy between tenants is ideal to institute maintenance and upgrades. We would like to work with you in accomplishing such to your investment. We understand that economics determine what level of re-investment can be allocated to each property and sometimes those economic resources are not available whether by choice or situation. We are at the crossroads with the property on XXXXXX Lane. The property requires substantial interior esthetic improvements, exterior improvements along with existing issues with the sewage pipe. Considering the properties current condition, AlbaTress cannot, in good faith, recommend this home to a perspective tenant. Therefore, AlbaTress regretfully declines to continue acting as your agent for the property on XXXXX lane until such a time the property has been restored to an improved condition and AlbaTress agrees to reestablish as the owners and properties agent. AlbaTress appreciates your business and values you as our client. We wish you the best in your efforts and are willing to work with you to the extent of our contractual abilities."

They have done a great job. We have relocated to Atlanta, GA and due to the real estate market in Charlotte it wasn't a good time to sell our house there. Alba Tress came in as a property manager for us. Ava at Alba tress had a one year lease on our house within a week. We have not had any trouble with the tenants and the rent checks have come in like clockwork. I have nothing but positive things to say about them.

I own 2 properties in Charlotte managed by AlbaTress Management one recently sold. As an investor from Florida it's hard to be there and keep an eye on things. I have been with this company for 2 years now and getting ready to close on my second house. I plan on buying more homes in the Charlotte area and the number one and only company I would hire to manage my properties in this company. In 2 years and on both properties I only had one repair that needed to be done and I was fully aware of it when I bought the property. This is my second management company and my first experience cost me a lot....... AlbaTress is not that type of company and I really appreciate all their work.
If you want quality and an honest company, you want to call David or Eva the owners of AlbaTress.

Top marks to Eva at Ablatress. She's polite, responsive and doesn't give you the run-around like some management companies. I would recommend Albatress to anyone looking for a property management company. Your tenants will be happy to work with them.

A small company with a personal attention to my needs. I am using them to manage my property in Charlotte, NC. Their fee is management fee is 8% of the rent. I love the fact that I don't have to worry about anything regarding the property especially living so far away from it.
