I hired H-Co Properties to manage a rental property I own in Burlington, NC. Mark Heizer with HCO Properties is extremely volatile. I should have checked his reviews on Yelp as the vast majority of the reviews are spot on. Some of his employees are very good; however, Mark Heizer has issues keeping them because of his attitude. He threatens to charge both owners and tenants just for communicating with him. He is extremely rude and condescending. Whenever I tried to communicate with him about any problems, he immediately becomes belligerent. He actually threatened physical violence against me multiple times during our last telephone conversation. He withheld information about repairs that were reported to him by my tenants. One of the repairs was a roof leak that was left for months before he communicated the problem to me causing damage to the walls and ceiling inside the house resulting in increased repair costs. He was lying to my tenants about how I would refuse to do any repairs, and was lying to me about my tenants. He told me that one of the tenants had moved out and changed their lease to reflect that. However, both tenants were still living in the house. He urged the tenants to contact the code enforcement department because I would not do the repairs that he was not telling me about. I received high utility bills from my property when it was supposed to be empty and learned from neighbors that Mark had someone staying in my property that I was not aware of. He tried to chase away prospective tenants from one of my other properties that he didn't manage. He refused to return my money, keys, and a copy of the lease when I terminated his contract because he was acting unethically and unlawfully. I am reporting his actions to the licensure board and the realtor association. He doesn't even deserve one star. Avoid this company completely! Read more reviews from his other victims on Yelp.

All of the previous reviews are spot on. Avoid this company, I have dealt with Mark (the owner) to discuss my concerns with our "property manager"... email if you want specifics, but it was the kind of experience that makes you question humanity. Avoid at all costs.

This guy is absolutely the worst. We had a pretty difficult tenant who had a lot of unreasonable requests (we should have known something was up when she insisted the house be professionally cleaned again when she moved in because the base boards were not clean enough). Instead of politely setting limits with her, Mark constantly advocated for her and told us she was a single mom, so she deserved special treatment. When her lease came up for renewal, he made a complete mess out of the whole thing so that both sides were very upset by the time all was said and done. She basically would not sign another lease, but would not let us show the property either by denying every request to show it. When I called him to discuss this, he yelled at me and asked me if I have children. He was so unbelievably unprofessional and irresponsible, I found another property manager the same day and we fired him (he told me on the phone that I wouldn't find anyone else for what he charges, which of course I did in one phone call). Seriously folks, stay away from this guy--he exhibits signs of severe mental illness under stress and he will side with the tenant, despite the fact that the property owner is the one paying him. Very bad experience.
