After letting us know that he and his wife "kicked themselves" every time they came to our neighborhood because they bought elsewhere (I guess because our neighborhood has increased in real estate values over ten years), he appraised our home at $50K less than the comparables on the market. That would be a full $100,000 less than it was appraised three years ago. We know the economy has taken a nose dive, but we did the research, and this appraisal is too low compared with what other houses exactly like ours have sold for within the month. Don't hire this guy unless you are prepared for an unpleasant surprise. His comment was unprofessional, his demeanor was unprofessional, and his appraisal was inaccurate.
