Do not use them. Third floor project installed wrong selections across the board.

First off, I like their warranty repair guy. He's great, when he is reachable, but it seems he is currently told to cut off all communication and not finish jobs from the main office. As a result various items (floor squeakiness, getting info about door warranty for warped door) and so on are not complete well after the warranty process. Compared to other builders in the neighborhood (I go in almost all the models) it is clear Amward has the worst painters, and they frequently have unsanded trim painted with gobs of paint everywhere - a lot of this I missed at home turn over. The office and owners do not return calls and it was like pulling teeth to even get the warranty guy's contact info originally to fix things like a scratched vanity and other items that should have been checked at move in. Various warranty issues were drug out and not fixed since the warranty date expired, and some items that occurred almost immediately after warranty expiration were ignored (several dozen nail pops in bathroom ceiling). Various areas around beams in floor are very not level. Most recently, Amward is involved in a lawsuit where an undocumented worker did not park a dump truck and it killed a small child. As a result of this lawsuit, possibly, Amward has become even less communicative. I would not work with them to build a house under any circumstances an would be very concerned buying a home due to the inability of warranty work to be completed. Recently a postal vehicle drove over an entrance to my driveway which also revealed some very shoddy construction in that area, a wall without any footings that just fell over. They cut corners where possible, it seems. In all this could have been an ok experience and various small warranty issues could have been dealt with, but the desire to avoid communication and general sketchiness left a very bad taste in my mouth with this home's purchase.

Build quality is in general pretty good though I can see they cut corners in a few places - the quality of painting in particular is not as good as some of the other homes in the development, and several areas were painted before being sanded - many things I wished I had caught during walkthrough. The warranty service from Kyle has been exceptional and he is helpful and very friendly (thanks!), but it was a terribly frustrating experience before reaching him. Trying to get multiple problems fixed with the house, the office would not return any of my calls or emails until I managed to get his contact information from another realtor. I think the front office needs some considerable overhaul. Amward in this development is associated with Wardson (are brothers), Upright, and Legacy homes, which may also be problematic to home buyers. Wardson really needs to seed a field that upright damaged, but they are leaving it a mudhole for now and really should be returning calls to improve it. Instead, they let Upright plant a 60 foot tree-hedge in my backyard that will block views, and still leave other homeowners looking at the field of mud. So they build nice houses, but are mired by communication efforts. I'd have a much happier opinion of them if communication was better, and I think they can work on this. They should also work with neighborhood developers (Wardson, etc) to ensure a better experience for people in their community, rather than allowing neighborhood developers to do the minimum and then stop.

We bought a brand new house from Amward Homes back in April 2013 and it is still under warranty.  There are items still pending to be fixed since April when we first reported; We have 3 major issues among other little ones pending which Amward is not responding to or pushing them back and refusing to do anything about them: 1. no exhaust fan was installed;in the Master Bath (it's such a standard item which we didn't notice until we moved in 2. Bathroom flush from the 3rd floor creates an annoying loud noise in the great and the guest rooms on the first floor; and 3. The side yard water is surfacing in our driveway; their fix left open space between the slabs open now the water flows through it from right side of the yard to the left. And they call it a fix; bunch of amateurs.. The overall response from Amward is pathetic and the communication virtually doesn't exist. The idea of customer service is foreign to this company. Watch out future home owners; get everything, meaning everything nothing pending done before closing. Once the transaction is closed, you're at their mercy and out of luck..
