Unbeknownst to me and to them, when a landlord turns the property's utilities over into the renters name, the property management company should have the landlord fill out a form which turns the utilities back in the landlord's name when the renters move out. Evidentally, even though they are a property management company, they did not know of such paperwork and as a result did not have me fill out the form. My renters moved out of my house. Since the power company did not have a forward billable address, due to the negligence of the property management company, they shut the power/heat off to the house. As a result the pipes froze, broke, and destroyed my kitchen. AAA Red Lodge Rentals claims since I signed a lease which holds them not liable for frozen pipes, that they are not liable. I live in an old mining town, and many times during winter months, during extremely cold temperatures, people's pipes freeze. I lived in my home for 21 years, during -20 to -30 degree weather, and not once did my pipes freeze, in part because I had an in floor furnace which kept the crawl space and the pipes warm!!!! The pipes to my house froze because the power to my house was turned off. This was because AAA Red Lodge Rentals did not have the proper paperwork on board when I initially turned the house over to them for management!
Description of Work: AAA Red Lodge Rentals was the property management company responsible for managing/renting my house. The company managed my house from approximately 9/1/2008 through the freezing of my pipes and water damage to my kitchen which left the house uninhabitable and not available for rental purposes. This was approximately 3/15/2010. Since they were a property management company they took a portion of each month's rent. They received $85.00 every month while the property was rented.
