In the bleak market in our rural area we had run into the problem of low appraisals that were based on new federal regulations less applicable to our market than to urban areas in the last couple of years. Carolyn Cole did an outstanding of job from the day I first explored the possibility of again attempting to refinance our home loan and take advantage of the lower rates. My past efforts were dashed by appraisals that in my opinion used questionable property as comparisons. I know there are regulations but the appraiser has options within the system; the two previous ones seemed to select odd comparisons and hence we were unable to refinance. Because of the cost involved just to find out our property did not have a value to allow us to refinance I was hesitant to again try even after a passage of time. A friend referred me to Mann Mortgage and they were right. Ms. Cole took the time to do some research and informed me it seemed like the value would be enough to refinance. She prepared the information and the cost and rate were excellent for us, and so we continued with the process. She kept us up to date and informed as the process progressed and we were delighted when the appraisal came back with a sufficient value to allow us to complete the loan. From that time on she stayed on top of our issues just as she had when I first met her. The loan was completed in a timely manner and there were no surprises at closing. It was the best real estate transaction I have been involved with over my years as a homeowner. I would highly recommend her services to anyone needing the services she provides. I would list the bad points as well, but in our transaction, I found none. Of course I would have liked everything to be less expensive but the fees involved for our loan were reasonable; and again, nothing was hidden.
