Little interaction and was not really interested in property construction. The agent sent was not from the area and I believe that he had no idea of the particular area that he was appraising. I understand that we all think our homes and property are worth more than some appraisers value them. But, I do think it is important that an appraiser consider differences between custom built homes and spec homes. I am beginning to think that out of state banks who contract appraisers not from the particular area where the property is located are not aware of the differences in market value. The appraisal is done, necessary forms sent -end of story. There is no accountability and short of paying for another appraisal the homeowner is stuck! They will stand by their appraisal no matter what facts are presented.
Description of Work: An appraisal was done on our home and property. A 20 minute visit consisted of walking through the house and outside taking pictures. The representative was not familiar with the amenities of our subdivision- 11 acres of common space along a river. The barn which cost $50,000 to build-3 stalls, tack room, stall mats and stall dividers with metal bars on top of partitioned walls was compared to loafing sheds in comparable properties. One of the properties listed as comparable has been in foreclosure for over 2 years and has not had anyone living in the residence for over 4 years.
