We hired JRB construction to remodel our rental house. As the project unfolded more work need to been done that was not in the original bid. We also wanted a few things done that he agreed to do. We gave him a deadline that our tenants we going to move in at the end of February. The projects was not completed by the time the tenants moved in so he had to work around them. March 3 or 4th the counter tops were put in place and a few minor things needing to be completed on the inside of the house. The siding of the north wall of the house was removed as per the original bid and needed to be put back on. JRB Construction told me he would be back in two weeks to put the siding back on once the weather warmed up. I agreed to this and payed him on work that was not in the original bid. The start of the second week I sent him a text when he was planning on coming back that to finish the job for that week. I got no reply so on that Thursday sent him another text and called. He said that he ran into some problems on the job and would be back at the end of the month. Later in texting back and forth he stated it would the first two weeks in April. I asked him which was it and ended the conversation. We sent him a letter stating the tenants were complaining about the living situation and told him in the letter that the work needed to be complete by April 12th. We were sent a letter stating that all the other contractors, tenants and the work we were doing to the house was to blame for the job not getting done on time. The letter stats that he would be out another two to three weeks out again before he could finish the work. We are giving him a deadline to finish the project by 4/18/2014 or we are terminating our contract with him. He left the backyard full of debris, nails and windows which had to be cleaned up by myself as the tenants were complaining about the hazard in the back yard as well as their children's safety. The last time JRB was on the property was March 4 or 5th and has not full filled the original agreement.
Update: Of the nine doors he installed three of the have to be redone. They do not close right or have a big gap at the bottom. I talked with another door installer and he states this is due to the door not being installed square.
In addition, people tend to add things that they want him to do that weren't in the original quote once he starts a project so that causes him to take longer than originally anticipated. I would definitely hire him again, in fact I am currently on the waiting list for some work to be done that isn't a huge priority so that has given him so breathing room.
