My fiance and I made an offer on a home which was built in 2006, and the price was $279,900. Tri-level 2050 Sq feet, and on a half acre. All the (good) home inspectors were booking 2-3 weeks out, so we had to go through the phone book. We had only just over a week (per the buy sell) to have a home inspection done. Boy did I pick the wrong one! I called to schedule a home inspection. I asked him if he was an experienced & licensed inspector. He said yes, and he explained his experience in this area and experience in HVAC. I also explained that it was very important to me that he show us things about the house good and bad. It is rural, on a well and had a water softener & reverse osmosis to filter and soften the water. We knew little about this type of system. He said that he would be happy to show us everything, and he was fine with the future owner following along with him. So... I scheduled assuming that he was qualified. He confirmed the date and asked for our email address. We had our first contact with Dewey (D.J.) when we met at our new home. He was out talking to the current owner, and I noticed a ladder leading to the roof. We also scheduled our fencing guy to come and measure for a vinyl fence. We spent a total of 15 minutes (at the most) talking to him at the beginning of the inspection He also rang the doorbell to give us the estimate.Our fencing guy totally agrees with this. We went out and showed the fencing guy where to measure, and the inspector went in the house. We went inside and he was already upstairs in the master bath. He filled the jetted tub, and found a couple jets not working. After the inspection, the previous owner just turned the jets and opened them up. He didn't know anything about the jetted tub. He just said that the jets weren't working. He then went to the hall upstairs bath, and claimed that the sink drained slow. The previous owner adjusted the stopper later as well. He didn't even know how to fix that problem either.The previous owner said that she called him and told him that she adjusted both items and that they were working properly. We didn't see him turn on, or even test the gas fireplace for gas leaks. The previous owner was in the room the whole time and she said that he didn't even look at the fireplace. He skipped so much, I don't even know what this guy was doing. We followed him to the furnace room. He didn't test the furnace or even check for safety. The same goes for the central air. While in the furnace room, I asked about the water softener, and he didn't know enough to explain how it functioned. He showed us an exposed wire in the electrical box, but didn't check anything else involving electrical system. Any outlets, switches, lighting, etc.... We were two hours into the inspection, and assumed that there were many more items to be checked. He went to the dining room, and asked if we got the Inspection Agreement via email, We said no. We didn't get this agreement, and I later went home and checked everything including spam email. We DIDN'T receive the agreement. He asked us to sign the contract/agreement (AFTER THE SO CALLED INSPECTION). He also explained how the contract and the inspection report were between only us (the buyer) and him (the inspector). He said all this, along with the problems he found right in front of the current home owner. I was so shocked, I couldn't believe he disclosed this information to the current homeowner as well as having us sign the agreement AFTER the fact. We knew nothing about any agreement. After the inspection I finally got a copy of the agreement, and found that it listed multiple items that he would not inspect. These items are normally checked by a decent inspector. This list was unreal !! If I would have known or seen this agreement, I would of NEVER hired him. It's very interesting that he slipped it in after the inspection. We agreed that we needed the inspection that day (per buy sell). He said that he would have it emailed later that day. It never came, so my fiance called him the next day. He said that he would drop it off at our home. I later came home, and the inspection report wasn't there on my door like he said. My fiance called him again, and I found out later that he couldn't find the house numbers, so he dumped it on a neighbors door (three doors up). He didn't bother to call my fiance to get the proper address. This so called professional dumped our private information on a compete strangers door.This made me angry... Later I find the report on my door... I assume that the neighbor finally figured out who this report belonged to. When I opened and read the report, I was completely shocked at the lack of information, his disclosures to cover his b***, and the items he listed as checked that were NOT even looked at. This report was the worst report I have ever seen. By the way... I have purchased two homes, and know what a proper inspection and report should be like. This was a joke. By the time we got the report, we were past the date on the buy sell to have the inspection done, so we hoped for the best. I have to say that I called him and explained my concerns, and we ended up in a huge argument. He didn't offer to fix the problem, he said that he was DONE. Well.... We are mostly moved in now, and I have found many issues with this perfect looking house. 1. The footing in the garage (right next to the door entering the house), has been damaged and covered with some kind of concrete. The area is on a corner, spans around 8 feet, and is load bearing on the two upper levels. If I would of know this, I would have required the current owner to have an inspection report from a foundation engineer. Now we have to live with this possible HUGE issue, and pay to have this done ourselves. This can lead to a huge expense to repair, It can also lead to major cracking to the sheet rock on the upper levels. HUGE expense. 2. We found a 50 foot extension cord, that is plugged into the outlet in the utility room. This is powering our reverse osmosis system in the craw space. Another major NO NO. We now have to hire an electrician to properly install an outlet next to the unit. 3. Just yesterday, we had rain water leak through a window and ruined the wood window seal. We have to get this problem fixed too. He didn't even check one window! 4. He claimed on the report that the house had two layers of shingles. We have checked, and that's wrong. The home has one layer. 5. We have four doors that will not close due to being hung wrong, and the lock on the front door is broken. The front door is a security issue. He missed that too. 6. He disclosed everything in front of the owner, while telling us that the information was private. Bad practices. The owner knew everything, giving us no leverage. 7. He admitted that he felt the house was very nice and new, so he assumed that everything was in working order. WRONG! He also admitted that he was busy taking his kids to the zoo, and didn't want to waste time calling to get the correct address to drop off our report. 8. He was very unprofessional with how he handled the whole inspection, agreement, report. He was not willing to address my issues. He got very rude on the phone, when I called him. I started out really nice, giving him time to fix the concerns. He just made excuses, so the conversation got heated. I hope that nobody hires this guy.. He is a horrible inspector, and will miss major problems costing the new owner lots of grief and money. We are now living it! His Agreement and his report are full of items that cover his b***. This inspection was unlike any inspection I've ever had, or ever seen. It was supposed to be a home inspection, which with other home inspectors takes 4-6 hours. He was here just over 2 hours, and did a horrible job.
