I want to inform you of my recent interaction with one of your “approved”
appraisers.
Chuck Robins is the father to Levi Robins. Levi called us and asked us a few questions about the house, and then abruptly stated, “Sorry, I don’t feel like doing this appraisal. It’s not worth my time.” After that he hung up.
Chuck Robins then calls us and says that he will do it. He arrived, asked some questions, didn’t look around too much, took some pictures, bad mouthed some individuals that I knew, and then departed. He was at the house for a total of maybe 45 minutes. He didn’t appear to do a thorough walkthrough nor did he appear to have cared much about the condition and quality of the house.
He explained to me in person that I could talk to him about his evaluation. So once his appraisal came back I did so. I ensured that my approach to the phone call was non-confrontational, professional, and direct. He repeatedly said, “I
will not change my evaluation. What do you think it is worth? Why are you calling me? I’m going to change it. Why do you want a hire evaluation? Are you trying to get me to do something illegal?” To be honest, it was very childish, and I perceived that he didn’t really agree with his end result either. Once I calmed him down and started to discuss the comparable houses in the area, he began to inform me of some things that he excluded from his research and evaluation. One is that he said he didn’t factor in a cost approach, or interior quality (countertops, flooring, bathrooms, etc). He also stated that he ignored a land adjustment. Two major factors that are critical in an appraisal he forgot to use for his evaluation.
Aside from the abrasive, condescending, and impolite manner in which he treated me, I was completely aware of his inadequacy and lack of competence to execute a thorough, methodical, and meticulous evaluation.
