Ken Daniels was my landlord for 2.5 years. His price seemed reasonable for a two bed and two bath trailer. After two years of renting, he forgot to have us sign a lease for the 3rd year. We were always prompt with rent payments. He was never prompt with repairs, if he even answered his phone. Never fixed my leaky drain - I had to. Took at least three days over three episodes to repair our AC. We payed 30 extra for three months to have our yard mowed and it got mowed twice in that time. And the big kicker - Our trailer developed a leak 7 weeks ago and after 5 phone calls it never got fixed, even though he told me it had been. It was bad enough that the carpet was filled with mold. We finally told him we were moving out after the 6th week and that day he had two guys come over to fix the leak. We had all of our stuff moved out by the first, but couldn't meet him to turn in the keys until the 4th and he states we are responsible for the next months rent. He also picked our trailer apart for reasons not to give our full deposit back. He said the ceiling fans were dusty, one blind had a few broken slats, the oven was dirty, and the fridge was only halfway clean. Oh yeah, there was one muddy paw print on the outside from our dog. One. We got $72 back from our $300 deposit for all that. And he felt the moldy conditions were livable and in no way feels he should deduct rent in any way. He referred to us as trashy because of the way we lived, which included pizza boxes folded in a recycling pile and dirty clothes on the bedroom floor. Oh wait, I forgot to mention that he makes unannounced visits into you place while you aren't there to examine how you live, In short, he is a true slum lord scum bag. Definitely do not rent from him. Ever.
