We are borrowing money to buy a HUD reposessed house in Hattiesburg, MS. The loan will include the HUD purchase price plus renovation cost. The lender requested an appraisal, subject to completion of renovation plans, from the above provider. The lender can have only limited contact with the appraiser, so as not to influence the appraisal, but the lender did contact the appraiser to request that he/she contact my wife and I prior to the appraisal, in order to learn what those renovation plans were (we laid out a detailed plan that had to be approved by the lender). The appraiser, Mr. Michael Hutchinson, SRA, did not do so. Instead, he conducted the appraisal and omitted 264 square feet of space that renovations would convert to living space. When the lender contacted him to inform him of this error, they again asked him to contact us and quickly as the closing date was close upon us. It took him 72 hours to contact my wife. When he did call, he was rude and unprofessional: he asked for me (even thought he had her name and phone number from the lender) was reluctant to identify himself to her despite her repeated requests, and only then asked about our renovation plans. Because of Mr Hutchinson's lack of due diligence (failure to asertain the renovation plans prior to the appraisal) and his unprofessional behavior to my wife, we'll not do business with either this firm or this appraiser again.
