We have had our house appraised 3 times in the past 10 years ranging from $200 to $240. We live in Saint Louis Hills. Any decent appraiser would know that Saint Louis Hills is a select area and using comps out of this select area would significantly lower the home value. Our street is all 2 family flats. Our direct next door neighbor had his house appraised on July 18th as well and his house was valued at $250,000 with NO hardwood floors, NO fixed up basement and NO additional lot. Five doors down on our street is a one bedroom two family flat in terrible condition under contract at this time for $199,000. Robert Fulk appraised our home at $145,000! Going RENT on our street is $900.00 per unit! This is appalling! Not ONE of his COMPS WERE IN SAINT LOUIS HILLS! Every comp he used was outside and East of Saint Louis Hills. He also stated in the report that there are boarded up houses in our neighborhood. Saint Louis Hills is a strong community of proud homeowners and extreme care is taken in the care and uptake of our home and our neighbors homes. We have never EVER seen a boarded up home in our neighborhood. The bottom line is Robert Fulk did not do his homework on this one and significantly disrupted our home loan process. (We were trying to get $10,000 loan from BOA to re-carpet and put a new fixture in our basement after a sump pump issue. ) He was terribly wrong in his appraisal and I would NEVER trust him to do an appraisal on any area that he is not familiar with. He stated in his report that his office is near our area. Well----the last we checked Wentzville and Saint Louis Hills are no where close to each other. We are extremely disappointed in his amateur and uneducated appraisal of our home. UPDATE: Just to follow up on my previous review our house was reappraised one month later at $229,000. This with comps in our neighborhood from the currency year. These comps were all available to Fulk as well. Comps on Kingshighway for Saint Louis Hills are NOT comps. Our experience with this appraiser was just awful.
