Neil and Christian worked with me to ensure that the contract terms were proper before I signed the agreements, which is more than any other company did and was very important to me. But there were issues.
The work started late, late enough that I lost a deposit I placed for electrical work that had to be done by a certain date. I needed to have my electrical panel and outside wiring replaced before November 1st but it couldn't be done until the roof was replaced on the house -- Lima Contracting stated that they would make sure this happened in time -- unfortunately they didn't start their work until November 1st, which means that my electrical didn't get replaced in time and I lost hundreds of dollars on my deposit for that work because it couldn't be done by the date agreed.
Before the work started they sent over someone to look in the attic, but I was not provided any warning about this and were it not for someone else being in my house who allowed a stranger in to look through my house I never would have allowed a strange man into my home. This type of unannounced appearance happened again when permits were delivered to the house. While generally not a big deal, for someone who is single and was living alone at the time, it is a big deal to have strange men coming to your house wanting inside. A bit of warning would have been appropriate -- and it would help if the employees had some sort of ID identifying them as Lima Contracting employees. I did receive an apology for this after bringing it to their attention.
Once the work started, the men who did the work did a great job. They made sure everything was kept clean, orderly, and they got the work done quickly and well. All of my leaks stopped once the roofs were replaced. Everything looks great and seems to be functioning well.
Unfortunately, the work was quoted at more than double the price of the insurance quote for everything that had to be done (insurance quote was for $7,396.17 for all of the work -- the quote from Lima Contracting was $15,049.36 for the same work), which meant that there weren't enough funds from the insurance to cover everything that had to be done and they required a 50% deposit and the rest upon completion but I didn't have $15,000 on hand to pay for the entire thing at once and even the insurance payment wouldn't cover the down payment -- this was to cover roofs (house 960 sq ft, a small house / double garage), siding, gutters, downspouts, and interior damage repair.
So all I could afford to pay for with the equivalent of the insurance payout was the roof replacement, which was crucial since the house roof was leaking and causing internal damage.
Even now, nine months after the storm, the only work that's been done are the roofs. This is not due to Lima Contracting not being able to do the work, but that the work was much more expensive than the insurance estimate that I simply couldn't afford to have all the work done at once. I had to prioritize and the roofs were the most important thing due to the leaking.
This meant that when we had a wind storm on December 20, 2012, the siding tore off two sides of my house and now the new insurance claim won't cover the side that should have been fixed from the first claim and the deductible is prohibitive to covering the side where half my siding is missing down to the wood, which has exposed my house to additional damage including interior damage.
The evening this second storm happened I contacted Lima Contracting, since they were supposed to do the siding replacement, and let them know about the damage. I also asked them if they could tarp the now exposed side of the house especially since it was down to the wood and we were expecting ice and snow storms the last week of December and I was to be out of the country. Unfortunately I never heard back to my tarp request (and I said I would pay for the tarping) and my house was still untarped when I returned on the 30th. And now as of the 2nd it is still untarped and I haven't heard back from anyone at Lima Contracting and there is additional damage.
Despite providing both Lima Contracting and the Insurance Adjuster for the new claim with each other's information and asking both to meet while I was out of the country (which both agreed to) to ensure that an insurance estimate could be prepared quickly so I could get the new damage repaired -- it seems no contact was made. The side of my house is still exposed and has additional damage because it could not be tarped by anyone but Lima Contracting -- the reason I didn't tarp it myself is because I was leaving the country and didn't want to invalidate my warranty by nailing into the newly replaced roof to position the tarp. I asked on the 22nd if they could tarp the side of the house -- three days before I left the country -- I did not receive a response.
So while the roofing work was done very well and I thank those that worked on the roofs and did such a great job:
- it started late which cost me hundreds in a lost deposit for other work that couldn't be done;
- it was much more expensive than expected and that meant that I couldn't actually get all the work done and I don't have the funds to do the rest of the work because all of the insurance had to go to just the roofs;
- because I couldn't get the rest of the work done, additional damage was received during a subsequent storm;
- when the additional damage was received Lima Contracting did not respond to a request to tarp the exposed side of the house (I was going to pay for the tarping), which then resulted in additional damage to the house structure during another storm.
Because of all of those factors I am, unfortunately, not able to recommend Lima Contracting. Neil and Christian are great to deal with, as is Tony (the person who managed the roofing work), but the cost surprises and lack of responsiveness makes it so I cannot recommend them and don't feel comfortable using them for any additional work.
"At Lima Contracting LLC we had an independent inspector look at this job and found there was no installer error. The customer's expectations is that the ceramic tile be set like marble and that is not the estimate that was given, nor was it discussed and put in the estimate in order to have the tile installed in this manner. We try to educate our customer's prior to doing a project; however, do to misinformation from Retailers many times, such as this, the customer is left frustrated and flat out angry because the end result is not to their expectation. Our advice to customers is to look at Consumer Reports or take the advice of a professional prior to starting a project. We believe most of the problems this customer is having are due to material defect. 99.9% of all customers would be happy with this installation."
