This is the most unprofessional rental company I have ever worked with. I agreed and paid to move into a house managed by Mogul on 6/15/2023. On that date, I was informed that the property had not passed inspection and I would not be able to move in until 6/20. In 6/20, I was again informed that it did not pass inspection and would maybe be ready on 6/27. On 6/22, Rich informed me that “next 10 days or so based on how it's going so far.” The original inspection occurred on 4/5/2023, giving Mogul plenty of time to complete the repairs necessary to pass inspection. Rich’s exact words were, “The occupancy inspection included a huge list of work ...we have to get pricing and the owner has to approve the money to be spent before we start work so it may seem like plenty of time but unfortunately we live it real over here.” Two and a half months was not enough time to complete the work? When I signed and paid, I was not informed of any issues with an inspection and this company gladly took my money knowing that the house was not ready to be rented. As of now, I have no date of when I can move in. Their website claims that they are “management beyond expectations,” however, they will definitely be your worst nightmare.

They are very easy to work with, always available to discuss any concerns with the property, seem to be prompt in their responsiveness with the tenant, & overall knowledgeable in real estate investing. We are happy with our partnership with them.

Peter is my real estate mentor. As an investor for many years himself, he is extremely knowledgeable about the St. Louis area and helped me find my first four-family apartment building and negotiate a good deal. I?d like to leave a review for Peter MacKercher. Peter is an advocate for his clients. He goes the extra mile to ensure his clients? education and success in their real estate investments. Peter set aside an entire weekend for house hunting and making an offer with my team. He has a remarkable sixth sense for negotiating and bartering ? knowing when to push for more and when to fold. I had to fly out of town after making the offer. When I left Peter took the reins on the property. To my amazement and gratitude he spent an entire day at the house navigating 5 different inspectors and contractors at the same time. This is definitely above and beyond the call of duty. Peter is a team-player with a can-do attitude, he is efficient and professional. I met Peter on BiggerPockets.com when I asked a question about St. Louis real estate. He was very helpful in providing honest and experienced information with no expectations. So I contracted him as my buyer?s agent, a partnership I plan to maintain on many investments to come.
