Flood issues are never fun to deal with. While our home did not experience flood damage during the course of owning it, it is located in a flood plain, therefore as a requirement of our lender, we had to have flood insurance. When we first purchased the home flood insurance was fairly reasonable in price. However with the most recent lake rises on Table rock over the last several years, our rates skyrocketed! It was $5,000 a year! What I was most impressed with Ron Tagge about is that, even though we were frustrated with the rates, we didn't think there was anything we could do about it because its regulated by FEMA so we thought it just is what it is! Well we received a call from Ron totally unsolicited. He said he was auditing our policy and noticed the high rate. He took it upon himself to research the elevation certificate and began asking questions that lead to a series of discoveries. He visited our home, examined the property and provided contact info to local engineers to come view our property. Over a 3 month process he helped coordinate the efforts that led to a solution that literally cut the annual rate down by 60%! the solution may not work for every property in the flood plain but through this process discovered we could have FEMA approved flood vents installed which drastically reduced the rate. The whole process cost about $2,000 to pay engineers, vents, new survey, new elevation certificate, but in the end well worth the return on investment. Ron did not charge us for his consultation, and remains the agent managing the policy.
