Do not use this inspector. Terrible job. I just had an inspection done like three weeks ago and yesterday the roof caved in. Inspectors just like *shrug* "not my problem". He also didn't mention the giant hole on the side of the house. I bought this property from out of state and I rely on the inspector to give me an honest assessment of the house and what needs to be fixed. When you see a big hole you comment in the report and do a picture that isn't from 20 feet away so we can actually see it. Also my tenant complained he was very rude to her. All around terrible experience. What did I pay for? Now I need a competent inspector to come out in case there are other dangers I should have known before the house was purchased.

We moved into our new home on 1.19.22 As you know in St. Louis it was SUPER cold this time of year. There was no heat in our new home. Come to find out the furnace was too small for the size of our house. What little air (not heat) that was coming out of the system kept shutting off due to it being clogged and coated coils. We also have a wood burning furnace. There was a bird nest in the flu creating a potential for fire and/or smoke damage AND rendering it unusable. We were FREEZING and everyone in the home had colds due to the temperature. We called a local heating company and they had to replace the whole system to provide heat for the home. The air conditioner was builders' grade and too was too small to cool the home. Air conditioner was replaced - providing a unit big enough to adequately cool the home. THIS INFORMATION WAS NOT NOTED ON THE INSPECTION. Bathtub and shower in the master bath suite leak into the basement. Flooring and drain are not constructed properly. This is not operable and we will have to tear out the whole shower pan to make sure the angle to the drain is actually done right additionally we will have to hire a plumber to redo the plumbing for the tub. If the plumbing was checked by the inspection, they would have noted leaking into the basement and a drain that does not drain properly. We have a gutter that is pulling away from the house due to the weight of the shingles sloughing off the roof. Shingles on the roof were subpar. Recall had been issued for the shingles due to the lack of quality and for being less than industry standard, however, prior owners failed to take advantage of the recall - leaving us with a roof that had to be replaced. The dishwasher ran so loud it sounded like a train. Chad says it runs and that is all we check. Well, in addition to being loud, the dishwasher failed to clean the dishes. So we had to replace the dishwasher as well. We paid extra for a high tier inspection and I am not sure what that really gave us. This insufficient inspection did not give us the opportunity to negotiate with the sellers about the issues outlined above. We were out money for the inspection that proved inadequate and we were out of money for all of the improvements we were forced to make to the house. We talked to Chad and several other Pillar to Post employees about our inspections and concerns. He seemed to become more irritated that we kept calling him to resolve this issue. The message was "that is not our job, that is not our responsibility ...." As a family with a new home, this is an unsatisfactory response.

Pillar to Post charges premium for sub-par services. A month into home ownership and our furnace needs to be replaced. Inspector claims to only have turned it on to verify it was working - but with a fried control panel and broken fuse, I'm curious how he was able to turn it on, and what exactly he "confirmed was working?" Impossible. We paid over $800.00 for this inspection. They give you a fancy binder with pages in color, and you really think you've gotten quality service. Until you take possession of the home, and really open doors, use the facilities, etc.. Then you realize that their service is grossly superficial. Would not recommend. More items were missed, little things here and there that absolutely should have been picked up by professionals, but they completely absolve themselves of any responsibility when you contact them regarding their negligence. Take heed and avoid.

I would NOT recommend using this company. Our inspector was very unknowledgeable and missed a lot of things. We have had to spend a lot of money repairing things we were led to believe were in good condition by the inspector when we bought the house. We never would have bought this house if these things were pointed out to us.

I did not hire Pillar to Post; they were the company who was hired to inspect my house during a sale process. Witnessing their process, I can say I would never hire them to inspect a house for me. While they were on site for a long time, they missed several known problems that I was expecting them to find. They conducted the radon test incorrectly by not telling me to close my windows beforehand, and not telling me that my windows should remain closed during the test. They did a mold test – in only one room of the house, and concentrated on a rug which I had bought for staging. They were also very difficult: They left a mess of something in a toilet; there was a very strange odor in part of the house; they placed the radon detector on the dryer, which meant I was unable to do laundry for three days.

Kevin Vescovo did my inspection and I DO NOT recommend Kevin in anyway. He missed a big issue from a leaking window that had been doing so for years. Rotten wood under the floor and an obvious water stain that was pictured but no notes on picture in the report. When I contacted Kevin to get my money back, he came out and took pictures of the damage and said he would get back to me with next steps. 3 weeks later after I had to spend 4 days and over $2000 on repairs and he says that he shouldn't have caught the issue. He even claimed there was furniture blocking his view of the window... yet there was no furniture there according to his own pictures. He wouldn't even give me my money back... I am speechless. Look at the pictures and judge for yourself. DO NOT USE HIM DO NOT USE THIS COMPANY.

Joe was amazing, he let me follow him around and pepper him with TONS of questions. We were buying our first home and feeling in over our head, he assured me it was a solid home. The results of the inspection (they give it to you in a binder AND PDF form) were helpful to have as a reference for negotiations and repairs before we closed on the home. It was definitely expensive but so far we have found the peace of mind to be great.

Unqualified to thoroughly and property inspect homes.
Pillar to Post was recommended to me by my real estate agent. Eric Davis was the home inspector.
After inspecting the roof on a home I was in the process of purchasing he stated and quot;the roof was between 5 and 10 years old and should last 20 to 25 years from newand quot; The day before closing the insurance company informed me they would not insure the home due to the condition of the roof. Upon their inspection, they gave it the second lowest rating stating the roof was beyond its serviceable life; I was forced to replace the roof before they would insure the home.
Eric also failed in evaluating the garage doors, even after I pointed out my concerns. He said they worked property and if I was still concerned, I should call a door company. I contacted multiple door companies, all expressed surprise the doors still operated based on their failing condition. One even pointed out how a panel could let go at any moment and damage a car or hurt someone.
Due to Eric's incompetence I have been forced to pay for replacement of items that should have been negotiated in the buying/inspection process. I have asked my agent and the real estate company to refrain from recommending Pillar to Post based on my experience. I would recommend having individual companies inspect each aspect of your home, the cost appears to be similar or possibly less; more importantly you will have qualified individuals evaluating systems and items they work with everyday.

Patrick and Joe were amazing. They encouraged us to ask questions throughout the inspection and would breakdown what they were looking for and what they found. They gave us a basic timeline on priority on repairs and if it required a professional or if it was DIY and the level of difficulty. When one of them would go to input their findings into the report we were encouraged to follow the other inspector to learn as much about the house as we could. A few times we were following one of the guys and the other would find something they felt we needed to know and found us an brought it to our attention.

Eric was fantastic in every regard. I was immediately comfortable with him and his professionalism and thoroughness. He really took his time and went through every last detail. I went up on the roof with him and made sure I was safe. He stopped to answer every question I had, and I had a lot. I never got the sense that he rushed through anything. He was great about pointing out things that were minor in nature and what was a more important issue. He also explained his limitations and recommended that we consult an electrician or plumber for certain things if we wanted to. He did a great job explaining details that would be important to me as a homeowner. The report they provided included pictures of every little detail which was helpful. I didn't have to take any notes as everything was included in the report. My only issue was that I wanted to add on the fireplace inspection after my realtor had scheduled the initial inspection. I called the service twice but no one answering the phone could give me any info about the service and what it included. I assume that I got a central office and they tried to get in touch with the inspector but somehow it fell through the cracks. In the end I found out that they subcontract it out but I was able to get it done through another company for the same price. I think the price I paid was $50 or so dollars more than the company my realtor typically uses but they were unavailable on the short notice we had. In the end, I was very happy with the service and had no issue with the small extra cost especially since I currently live in Chicago and had a narrow window to do the inspection. I felt very comfortable with the inspection and feel as though I learned a lot bout the house. I would absolutely use their services again, especially if Eric was the inspector.

Chad is a nice and personable guy.
I felt he rushed through the inspection. Also, I felt a bit pressured to upgrade my inspection to include a laser inspection. I found out later that extra $300 order was not needed. He forgot to put the radon out earlier and we had to wait until the day of closing to know the results.
There were several items missed:
1) Cracks in the basement floor
2) Counter is separated from the cabinets
3) Broken window seals in several rooms
4) Did not bother to go into attic
5) Lots of places where the floors seem to sink or dip and there was no mention of that in the report
I would not use their services again.
The day after I felt good, and provided a good review to Chad. But that review was based on his personality, which I really liked. However, after having my husband do a walk through, I did not feel good about the quality of service I received.

I would say overall I was pleased with the assessment and report. I found that he was in a bit of a hurry and had started a lot of the inspection prior to the start time. I appreciate getting done on time as I was coming from work, but feel some more time could have been spent in certain areas. There were two things I pointed out that he had missed in his inspection to our realtor.

Company was very responsive and accommodating with scheduling. Inspector was professional and pleasant. Inspection was more superficial than the two others with which I have experience, and added little to my knowledge of the house. Several visible problems or concerns were missed.
