The water went from the main pipe area under the drywall to the furnace room which has the floor drain. It backed up, however.
At the advice of a plumber, we called Midwest Flood Restoration to come out to help us clean up the mess, and ensure we don't get mold or other nasty stuff.
The guy who came out said he could clean and dry out the place, and said he's powerwash the furnace room, though it wasn't part of the problem. I never could understand that--the water was from the overflow. But everything was in relation to insurance. Everything had to do with insurance. We just wanted a safe and dry home.
He tore out two feet of drywall and insulation along one wall--about 8 feet worth. They then brought in dehumidiers and fans. By this time, the water had drained out the floor pipe, so I asked about cleaning the horrid mess in the furnace room. He looks at me like I'm crazy, and said they don't do that sort of thing, that it "wasn't part of the problem".
Thankfully the plumber was still there and corroborated what I had to say: that the guy said he'd powerwash.
He came out next day and did powerwash, and did a good job. They brought a second dehumidier. When I asked about using a disinfectant on the concrete, he just said they'd use some laundry detergent.
Well, evidently when you get raw sewage on concrete, if you don't use the proper cleaner (including bleach), the microorganisms can actually start to break down the concrete.
I asked about the smell, and he said they'd spray the Microban stuff again when they picked up the equipment. When his wife came to pick the stuff up, she wanted me to sign something saying I was 100% satisfied. I said I wasn't, there was no cleaning done other than the power wash. She told me, oh, they don't do cleaning or repair, just drying out only.
Well, I would say the company needs to change their advertising then.
She wouldn't spray the stuff again. Thankfully, I've already ordered a gallon of cleaner and Microban, both for our types of problems. And a gallon of industrial strength odor remover. We'll just handle the problem ourselves, rather than trust another "cleaning" crew.
Bottom line: yes, they did dry out the room, and they did powerwash the furnance room when I demanded it. But no clean up, misrepresentations every step of the way. They left the job undone, and we'll have to pick up the pieces. Will be curious about the bill for this little adventure.
Midwest was on site to inspect the situation within 2 days of my call to them. They were very accommodating to my schedule. Based on the inspection, I asked Midwest to proceed. They started the very next day. A section of the ceiling was removed, as was the entire wood floor. As the work proceeded, it became apparent that the entire ceiling needed to come down. At all times the debris and dust was well controlled, which was especially appreciated by my renters. Water content measurements of the exposed rafters and subfloor revealed significant dampness. The room was sealed off and the dryout with high capacity dehumidifiers began immediately. Progress was checked daily. After 3-4 days, the water content measurements returned to normal. However, close inspection of the rafters showed areas of mold. This required dedicated mold mitigation, which took another 2-3 days, involving both mechanical removal and chemical treatment. The room remained sealed and the air continuously HEPA filtered. Midwest met me at the site several times to assess the progress and to discuss the next step.
Throughout the entire process, Mike Cahill and his staff were a delight to work with. While I had never before had occasion to need water mitigation, it was apparent that Mike and Co. had seen it all. They had all the industrial-grade equipment to get the job done. I would not hesitate for a second to hire them again.
