I needed an appraisal of an inherited house for tax purposes and to gauge the selling price of the house. The appraisal I got was a lot lower than I had expected due in part to the use of foreclosed, bank-owned properties used in the appraisal process.
Based on the appraised price, I sold the house to a "quick sell" company. That company resold the house "as-is" one week later for 43% more than the appraised price.
If I was buying a house, I would use this company but I cannot recommend them as a seller.
"Clients were great to work with and I should have been higher in my value. However, that being said, the value was based upon a late 2014 date (valued for IRS purposes) and the sale was in summer of 2015 (different and improved market). The home needed a very strong amount of work and was in a very low price range. I was $6000+/- off which does reflect a high percentage and way above my typical 3-5% mark. I can't say much and I guess I should have been higher. I always give my honest opinion and sometimes real estate can be a crazy thing. When it comes to buyers sometimes 1 + 1 does not always equal 2. Thanks John"
I hired Mr. Burghoff to perform an appraisal my 10 room, 120 year old house. Initially I talked with him at length on the phone. I wanted to be sure he was experienced with appraising old home. He was easy to talked to and answered all my questions thoroughly.
