I am ASHI certified to do all home inspections, both pre-purchase and listing inspections in the State of Missouri. Along with the listing inspection you get a printed report embedded with photos and a yard sign showing that the property was professionally inspected. I own a national franchise (Inspect-It 1st). I was trained in Scottsdale, AZ at the Southwest Institute for Property Inspections.

"We do a thorough and professional inspection using the American Society of Home Inspectors Standards of Practice. The client was informed before the inspection, that we could not point out any defects that did not occur during the inspection, or were not visible during the inspection. Since the hot water pipe issue was not visible, and did not make any noise during the inspection, it could not be reported. As far as the humidifier on the furnace is concerned, Section 8.2 (section 3) of the ASHI Standards of Practice states: “Inspectors will not be required to inspect humidifiers or dehumidifiers. The Inspection Report did say that there were many broken sash balances and there were window frames that had dry rot. The client stated that the owner ‘said’ he had repaired all broken windows, but the client had failed to check them during his final walk through. We cannot be held responsible for claimed repairs by the owner that are not made. It is not the inspector’s responsibility to point out the way a bathtub is tiled, or a floor is tiled up to the toilet. These are personal issues that the buyer needs to look at if they are important to the buyer. It is the responsibility of the inspector to point out whether or not the major systems are in good repair We are sorry the client is unhappy with the inspection. We did our best to point out all of the defects we discovered. Many of the defects the client noted are not within the scope of a home inspection."
Mike and Kevin were able to get our inspection done on very short notice. They were early, courteous, and very thorough. We had a report e-mailed to us the next day, and got our sewer DVD in the mail within 3 days.
The inspection lasted almost 5 hours, and at the end we got a tour of the house with all the recommendations.
Overall, everything went extremely well and we were very pleased with the experience.
