"Ernst Management Services was hired by the Board of Directors to execute their decisions for the HOA. Residents who live in the HOA make up the HOA, it is not a company. Ernst Management does not make any financial decisions for the HOA / subdivision it is the Board of Directors and we act on their direction. Therefore, Ernst does not "cherry pick how money and services are rendered". Our contractual relationship started September 1, 2020, therefore the lack of road repairs and common maintenance was previous to this date. The Board listened to the owners regarding the lack of timely cutting and a new lawncare company has been hired for the 2021 season. The Board is also gathering bids for road repairs which will begin in spring / summer based on weather."
The second property management company initially did an excellent job of performing services but by the 3rd year became slow to respond, overcharged for services rendered, became sloppy in contracting and managing services.
When new members came onto the board it was agreed the association needed better management. One of the board members found Ernst, contacted Renee, and we interviewed them. The answers Renee and Rodger provided gave us the confidence to terminate the 2nd manager and hire them.
Ernst provided better financials, set up separate bank accounts for the 3 areas needed: operating, reserves, and special assessments. Provided routine and emergency maintenance quickly, efficiently, and cost effective. They recommended changes in common lighting, priced the changes, installed new fixtures, and reduced the costs.
Ernst renegotiated several contracts saving the home owners several hundred dollars per month; provide simpler and more explanatory financial statements, met with the board monthly, was open to suggestions, provided answers even to unasked questions, and did an excellent job.
I whole-heartedly recommend them. They are a small management company (6 - 8 properties of condos and residences) and give hands on services.
