- Mid-April my check for over $2,400.00 was cashed for a project that was supposed to begin May 13.
- On May 12, I had not been contacted regarding any instructions for the start date. It was my intention to have my home set up and ready for work to begin. I reached out to the Project Manager (PM) and was told they were running behind and that the work would begin May 14.
- On May 14, the PM and one other person worked for a few hours to do the demolition and the next day another one individual worked did the framing. Permits were not applied for or obtained before work began during the mid-April to mid- May time period. This meant the project and work came to a standstill as this leg work took place. Crestwood is a small municipality and has only one individual that may sign-off on permits. Unfortunately, he was on vacation and we lost a week of work time. This was an unforeseeable issue, and no one?s fault. However, if permits were applied for before work started, our basement would still be intact and useable during this waiting period.
- Once Crestwood approved the work, it was sent to St. Louis County for further approval where many issues were identified. For your convenience I listed them below:
- After identifying these issues, we lost a few more days to have two electricians come out to bid on the electrical work that
now needed to be done. The lowest bid came back at $2,500.00 and was adjusted so that we would only pay $2,000.00 and the other $500.00 will be paid by the contractor.
- Work resumed after June 5. During the three week stoppage of work my basement was a construction site, with trash and building materials on the floor. I cleaned it up. I also had to call the PM to come out and cap the drain that was left open; it was only covered by a rag.
- After work resumed and we passed the initial inspections, usually there was only one person at the house, he would arrive around 10:00 am and leave between 4:00 and 5:00. This continued until June 19. Unfortunately, during the final part of the
project, I noticed that the stain trim was not a match. After speaking with Mark on June 22, I was told that was a concern identified after the stain finished and that it was to be checked onsite.
- Work finished June 26, however we didn't pass the first final inspection due to the wrong size and number of vents were not installed to properly vent our laundry room. The contractor and his team were told that our laundry room wasn't properly vented in early June but didn't share with us that the area was combustible until June 25.
- Passed the final inspection June 28
What was very frustrating about this was the project manager blamed everyone else and everything and the owner (Mark) blamed the project manager. In the end my 8 month pregnant wife, 2 year old and my two large dogs were confined to a < 800 sq ft area for almost seven weeks when the job was quoted for 8 business days.
