Initiating Service
I hired Bella Citti at a time of turmoil for my business. I had just fired my previous property manager and their transition back to me was a mess. Leases were not in order. Repair requests had backlogged and not been addressed. One building was having major water issues.
I worked with Barb at Bella Citti to inventory and prioritize all of the issues. The top priority was making sure the next month's rent would be sent to the correct location. The second was to start building a prioritized repair list. Over the longer team, I knew there was an opportunity to improve both occupancy rates and rent collected.
Barb made the management transition notice to tenants and collected tenant contact information. Over the course of the next couple of month, Barb had paraded a number of repair vendors through my properties to get a realistic assessment of work required and relative priority.
Bella Citti has been my provider for over a year. In that time, my same unit rent is up 5%. I had to deal with a couple of evictions of bad tenants placed by the old management company, but occupancy rates went up significantly. My 2015 rent revenue finished up 12% over the prior year based on screening better tenants, shorter average duration for vacancies, more proactive collection and more active management of lease renewals.
Bella Citti was also flexible with me when it came to invoicing. I wanted to specify an invoicing format that would give me the numbers in a way that it was easiest for me to enter into my books. I also wanted the invoice to reflect additional operational data points like upcoming lease expiration and pending repair activity. I provided the format and Bella Citti adopted it for me.
I would definitely recommend Bella Citti LLC for property management.
Fees:
10% of collected rent. (Includes collection activities)
1 month rent for every unit filled (includes listing, screening and securing the lease)
Some minor repairs are done by Bella Citti at very reasonable prices, but for most repairs, 3rd party vendors are used.
