First Choice Property Evaluations Inc. is a locally owned and operated company serving all of the Kansas City Metro and surrounding areas. We provide quality inspections for pre-owned, new construction, and older homes. Our full time inspectors are Kansas Licensed inspectors and certified members of the American Society of Home Inspectors. Each of our inspectors has passed a series of written examinations and participates in continuing education. Each home inspection is accompanied with a computer generated report with digital pictures, which includes a summary, available at the end of the inspection.

I admit I was a bit nervous with the multipage "summary" of their findings, but they went over it with me to make sure I understood what they had found. Again, a lot of their findings involved "this may be an issue in the future, so to be safe you should have it checked out." I found that this sort of nearly over-cautiousness is a good thing when purchasing a new home. I would rather know everything that could be wrong and then find out for sure that it isn't than the other way around.
The final report consisted of a lot of canned responses with inspector notes attached. It gave both the basic what's wrong and why as well as what they actually saw with it.
Overall, I was happy with their work.
First: They inspected my home. The home has been inspected twice in the last 18 months and they noted things that no one else did AND that were not issues. Example: they cited to certain electrical issues that they said were not up to code, yet they were recently inspected by the codes department and passed. Perhaps it is because they are from Missouri and don't know the codes in my city in Kansas?? They just "note" things that could be an issue and suggest an "inventory" by a competent repairmen be made. "Inventory" is their favorite word. Isn't this something they are supposed to do? Why would you pay anyone to say that there might be problems and they should hire someone competent to assess and advise. They even suggested that I might be hiding termite damage in the bedrooms where there was carpet. The termite inspector was there when he was there and found no termite damage. Why insult me by suggesting this? I have hired a lot of inspectors and have never seen anything like this.
The bottom line is that they use a can software system and the summary is just a bunch of "pat" "pre-written" paragraphs. They were not even here an hour. even though the report says otherwise.
Second: They tracked mud into my house. I noted the front area rug and he said they did it. He just said they didn't get the booties on in time. Later, I found mud on 3 area rugs. He never said he was sorry. Never offered to clean it up or pay to have it cleaned. Who does this? They moved furniture and did not move it back to where it was. Scratched the floor, but I could repair that. Mud stain is still there.
First Choice would be my Last Choice.
"This is a seller of a home. We do not do code inspections, but what ever was the issue, was warranted and a licensed electrician would agree. We are generalist, we recommend specialist if need be, but we were telling our client that there was several deteriorated areas that needed a repair contractor to repair. Seller sometime think we are unfair, but we work for our clients, the buyers, to inform them of every area that needs needs attention. This person has never contacted our office about any issues with our inspection. We do respect all homes were are in and would never tack mud in a house. We wear shoe covers and are very aware of respecting their property. Consider the source of this review."
In addition, since a new roof was being installed the day of the inspection, one of the inpsectors came back by the house later in the week to inspect the finished roof installation.
"This was a seller of a home. Sometimes we don't make sellers happy."
