Foundation Inspection

Excellent. I would hire again most definitely. Very friendly and professional. Walked around and answered all of my questions before I even had a chance to ask. That is how knowledgeable he was.

Someone put an offer on our house and had Mr. Sieg come to inspect it. He said the house needed extra bracing along the back wall and the foundation needed piering. The buyer cancelled the contract and then came back with an offer of 30,000 less than his original offer, based on this inspection. We then got a second and third opinion from other engineers. By the end, we had three general inspectors and three engineers look at the house. Except for Mr. Sieg, everyone agreed that although the house had settled one inch along the back, this was within the normal range for a 30-year old house and piering was unnecessary at this point. Of course time might prove that Mr. Sieg was right and the other inspectors were all wrong.

Dennis did a fantastic job in completing our inspection. We wanted to start with just a foundation and structural inspection. He performed exactly the service we requested. I have had several home inspections over the years and this was the first time I felt I received true value. I would hire him again for a whole home inspection without shopping around. He is a great inspector, knowledgeable engineer and very good teacher.

Due to an unexpected schedule cancellation, Dennis was able to do the inspection the day after I called him. I understand this is not typical. He was very thorough, and explained what he was doing, what he was seeing, why certain things were or were not problems, and what could be done about the problems. His written report came via email about a week later, and was very clear. This was a very useful and professional experience.

We needed a licensed PE professional engineer to perform a structural inspection of foundation issues. Dennis was very professional and accommodating with scheduling even though he is very busy. He also did a separate whole home inspection. Both services were very comprehensive. He spent several hours at the house (3-4 hours) for both inspections. Avoid inspectors who tell you they complete the job in one hour. Dennis tells you the facts based on sound engineering data. He will tell you when an observed "issue" is really a problem or if it's one you can go without fixing. His reports may not contain all the pizzaz and pretty pictures that others have but they do contain all the necessary details with recommendations for real problem areas. Highly recommended.

He was prompt and professional. He explained what he was doing and was careful to make sure we understood what he was saying and what we might look for in the future if we thought we were having foundation issues. He wrote up a report on our house in a timely manner and even gave us a couple of tips on what we might do to ensure the future stability of our foundation.

After having a drainage company scare us to death about our foundation, recommending many thousands of dollars of piering, etc. we decided to get a FOR REAL structural inspection.  Dennis was extremely thorough, inspecting both the interior and exterior of the property and he does recommend a drainage solution and offered two idea about how to resolve the drainage problem.  Absolutely no piering is needed of this property.  Be super careful of these foundation and drainage companies that are offering a solution looking for a problem.  Dennis is your guy if you have any concerns about the state of your home's foundation.  He will give you actual facts.  The peace of mind is well worth his consultation cost!  HIGHLY RECOMMEND!

We contacted Dennis because we had a recurring crack in the ceiling after remodeling work had been done (removing a wall between family room and kitchen).  We wanted an assessment of the recurring crack.  Dennis came out and did a complete walk-thru of the house (inside and outside) answering all of our questions.  Additionally he went up in the attic where the crack was and determined there was a framing issue that was not addressed in the remodeling project.  He took the time to explain in detail how we could fix the problem ourselves.  We highly recommend Dennis and were very pleased with his service.
